Role overview

Are you a strategic thinker with a passion for real estate and property management. Our client is seeking a dynamic and experienced Property Manager to oversee their portfolio of real estate assets. In this role, you will be responsible for maximising the value and profitability of properties through short term rental, property management, project management, maintenance, and sales. Your expertise will be crucial in ensuring that our properties not only meet but exceed their investment potential.

As a Property Portfolio Manager, you will play a vital role in the growth and success of our client’s real estate investments. You will manage property operations, maintenance, cleaning, bookings, guests, supplies, suppliers, acquiring new properties for their property development division and develop strategies to enhance revenue and profitability. Your role will involve close collaboration with stakeholders, ensuring compliance with regulations, and leading a team to achieve excellence in property management.

Working Hours: 08:00 to 17:00 (May be required to work beyond stipulated hours and weekends, depending on the demand of the assets.)

Salary: Market related


Requirements

  • 2-8 years of experience in property management
  • A qualification in project management or property management is advantageous.
  • Experience in property management or real estate management.
  • Strong knowledge of real estate market trends, short term rental systems, calendar management and property management best practices.
  • Excellent negotiation, communication, and interpersonal skills.
  • Strong financial acumen and experience in budget management.
  • Ability to travel to and from client locations daily, your own vehicle is essential.
  • Leadership experience, with the ability to manage and motivate a team.


Responsibilities

  • Property Management Opportunities: Identify potential opportunities and conduct thorough due diligence on prospective properties to add to our portfolio of property management assets.
  • Strategic Revenue Development: Develop and implement strategies to increase the value and profitability of existing properties in the portfolio.
  • Short Term Rental Management: Manage pricing, guests, check-in and check-out, calendars, Online travel agencies, maintenance, cleaning, suppliers, complaints, supplies and stakeholders.
  • Financial Management: Manage budgets and financial reporting for each property, manage costs, ensuring accurate and timely financial oversight.
  • Stakeholder Relationships: Develop and maintain strong relationships with stakeholders, including guests, property owners, linen suppliers, restaurants, drivers, building managers, and any other value added suppliers.
  • Regulatory Compliance: Ensure all properties comply with relevant regulations, body corporate rules and legal requirements.
  • Team Leadership: Manage and provide guidance to a team of support staff, ensuring effective performance and development.
