About the Role:

We are seeking a dynamic and experienced AM Retail Operations to lead the expansion of our retail presence in the Thailand market. The ideal candidate will have a strong background in leasing, conducting feasibility studies, and successfully opening new stores. With 3-5 years of relevant experience, the candidate will play a pivotal role in driving our growth strategy and ensuring seamless operations for our new retail ventures.

Key Responsibilities:

Store Expansion & Opening:

  • Lead the end-to-end process of opening new stores in the Thailand market, including planning, execution, and coordination with cross-functional teams.
  • Identify potential retail locations and negotiate leasing agreements to secure optimal spaces in high-traffic areas.
  • Ensure timely and efficient store openings by managing timelines, budgets, and resources.

Market Analysis & Feasibility Studies:

  • Conduct detailed feasibility studies to evaluate potential retail locations based on market trends, customer demographics, and competitive landscape.
  • Provide data-driven recommendations to guide decision-making on new store openings.

Leasing & Relationship Management:

  • Negotiate and finalize leasing agreements with landlords, real estate agents, and developers.
  • Build and maintain strong relationships with property owners, mall operators, and other stakeholders to secure favorable terms and long-term partnerships.

Compliance & Regulations:

  • Ensure all new store openings comply with local regulations, permits, and licensing requirements in Thailand.

Operational Excellence:

  • Work closely with internal teams, including marketing, merchandising, and supply chain, to ensure the smooth launch of new stores.
  • Develop and implement standard operating procedures for new locations to maintain brand consistency and operational efficiency.

Performance Monitoring:

  • Track the performance of newly opened stores, identify areas for improvement, and implement corrective measures to enhance profitability and customer experience.

Qualifications & Skills:

  • Bachelor's degree in Business Administration, Real Estate, Retail Management, or a related field.
  • 3-5 years of proven experience in retail operations, store openings, leasing, and feasibility analysis, preferably in the Thailand market.
  • Strong knowledge of Thailands retail landscape, property market, and regulatory environment.
  • Exceptional negotiation, communication, and relationship management skills.
  • Analytical mindset with the ability to interpret market data and provide actionable insights.
  • Strong project management skills with a focus on meeting deadlines and delivering results.
  • Proficiency in MS Office and retail management software/tools.
  • Fluency in English and Thai is required.
