Job Summary

Our client, a leading property development company, is seeking an experienced and strategic Sales Director to lead the full sales function across multiple real estate projects.

This is a senior leadership role responsible for driving sales performance, channel strategy, and team execution across both internal teams and external agencies. The role requires a strong balance of strategic thinking and hands-on execution to ensure strong sales outcomes in a competitive property market.

Main Responsibilities:

1. Sales Target Achievement & Funnel Management (30%)

  • Accountable for achieving overall sales targets including revenue, unit sales, and absorption rates
  • Manage end-to-end sales funnel from lead generation to SPA signing and project handover
  • Monitor pipeline health, conversion rates, and overall sales performance
  • Actively support and intervene in deal negotiations when required to ensure closure

2. Agency & Channel Management (30%)

  • Identify, appoint, and manage high-performing local and international sales agencies
  • Optimize channel performance to ensure consistent lead quality and conversion
  • Monitor agency effectiveness and implement corrective actions where needed
  • Provide regular reporting on channel performance and recommendations to senior management

3. Sales Strategy & Execution (25%)

  • Develop and execute practical, market-driven sales strategies
  • Define product positioning, pricing strategy, incentives, and sales phasing
  • Translate strategy into clear, actionable sales plans aligned with revenue targets
  • Continuously refine strategy based on market trends and performance results

4. Team Leadership & Development (10%)

  • Lead and manage sales teams across multiple locations
  • Set clear performance expectations and ensure execution discipline
  • Coach, train, and develop sales staff to improve capability and performance
  • Identify skill gaps and implement development initiatives

5. Market Intelligence & Representation (5%)

  • Maintain strong understanding of property market trends and buyer behavior
  • Build and maintain strong professional networks in the real estate sector
  • Represent the company at industry events, networking sessions, and client engagements
  • Provide market insights to support product positioning and strategy

Main Requirements:

  • Bachelor's Degree in any field (experience is more important)
  • Minimum 15 years of experience in real estate, investment, or related sectors
  • At least 10 years in sales leadership roles
  • Minimum 5 years managing teams (5+ staff)
  • Strong experience in real estate or property development sales preferred
  • Proven track record of achieving and exceeding sales targets
  • Strong experience in sales strategy, team leadership, and agency/channel management
  • Excellent negotiation, communication, and presentation skills
  • Ability to manage multiple projects and complex sales pipelines
  • Strong commercial and strategic mindset
