About the job Commercial Finance Manager
The Commercial Finance Manager supports the Commercial Finance Controller by leading financial analysis, project modelling, cost control, cashflow forecasting, pricing governance, and commercial reporting for real estate development projects. This role partners closely with project, sales, and operations teams to provide financial insights that support investment decisions and project performance.
Key Responsibilities
- Build and maintain financial models for development projects, including ROI, IRR, NPV, and feasibility analysis.
- Conduct investment analysis, scenario planning, and financial due diligence for new projects.
- Monitor project budgets, costs, and cost-to-complete (CTC) reports, identifying variances and cost-saving opportunities.
- Prepare and manage project cashflow forecasts, funding analysis, and lender reporting.
- Support pricing governance by maintaining pricing schedules, evaluating discount requests, and assessing revenue impact.
- Prepare monthly commercial finance reports, forecasts, budgets, and board presentation materials.
- Collaborate with project, sales, and operations teams to provide financial guidance and support commercial decision-making.
Qualifications & Experience
- Bachelor's degree in Finance, Accounting, Economics, or a related field.
- Professional qualification (ACCA, CPA, CFA, CMA, or equivalent) is an advantage.
- 5–8 years of finance experience, including at least 3 years in commercial, project, or real estate finance.
- Strong expertise in financial modelling, project cost control, budgeting, and cashflow forecasting.
- Knowledge of IFRS (especially IFRS 15) and familiarity with Cambodia's tax regulations is preferred.
- Advanced Microsoft Excel skills; ERP system experience is an advantage.
- Strong analytical, communication, and stakeholder management skills.
Key Performance Indicators (KPIs)
- Accuracy and timeliness of financial models.
- Accuracy of project cashflow forecasts.
- Timely delivery of monthly financial reports.
- Cost-to-complete variance management.
- Pricing and discount governance compliance.
- Quality of financial analysis and management reporting.
Working Hours: Monday–Friday, 9:00 AM – 6:00 PM (approximately 40–44 hours per week), with occasional overtime or offsite work as required.
