Job Summary:
This leadership role oversees the end-to-end process of acquiring and developing distressed real estate assets in Cambodia. The ideal candidate will identify high-potential investment opportunities, conduct valuations and due diligence, navigate legal complexities, and lead redevelopment or repositioning efforts to maximize asset value.
Main Responsibilities:
- Market Research: Analyze Cambodia real estate trends to identify investment opportunities in sectors like affordable housing and industrial properties.
- Valuation & Modeling: Perform detailed financial and market-based valuations of distressed assets, including DCF and ROI/IRR analysis.
- Due Diligence: Lead legal, financial, and operational assessments land titles, encumbrances, zoning, environmental risks, lease agreements, and squatter issues.
- Negotiation & Acquisition: Negotiate complex asset purchases, draft/review Sales & Purchase Agreements, and manage direct and bank-led transactions.
- Legal Compliance: Ensure transactions comply with Cambodian real estate laws, foreign ownership structures, and regulatory processes.
- Development Strategy: Create and oversee development plans from repurposing and renovation to new builds addressing local construction challenges.
- Asset Management: Maximize property value through operational improvements and plan strategic exits using market trends and tax incentives.
- Stakeholder Coordination: Work closely with banks, legal teams, local authorities, and real estate agencies throughout the investment cycle.
Main Requirements:
- Bachelors in Real Estate, Finance, Business, or Law; Masters or legal credentials preferred.
- 7-10 years experience in real estate investment, distressed assets, or development, preferably in Southeast Asia.
- Strong skills in valuation, legal analysis, negotiations, and project management.
- Deep knowledge of Cambodian market dynamics and legal framework.
- Fluency in English required; Khmer preferred.
