Job Summary:
The Facade Quantity Surveyor (QS) is responsible for the commercial and contractual management of facade projects. This includes cost control, quantity verification, variation management, and supporting procurement and billing. The QS ensures accurate quantity assessments and cost tracking throughout the project lifecycle, comparing actual site progress and material consumption against the BOQ.
Key Responsibilities:
- Prepare detailed quantity take-offs and Bills of Quantities (BOQs) from drawings and technical documents.
- Monitor actual quantities installed on site and compare them with the BOQ to track deviations, wastage, or savings.
- Support cost estimation and budgeting for facade tenders and ongoing projects.
- Evaluate and compare subcontractor/supplier quotations and assist in procurement planning.
- Review and certify subcontractor invoices, progress payments, and material deliveries.
- Prepare and submit variation orders (VOs) and claims with proper documentation.
- Issue cost control reports, budget comparisons, and cash flow forecasts.
- Administer contracts in accordance with project conditions.
- Collaborate with the site team to verify installed quantities and align cost reporting with actual progress.
- Attend commercial and coordination meetings with the main contractor, consultant, and client.
- Maintain records of all correspondence, approvals, BOQ changes, and contractual documents.
- Assist in final account preparation and project close-out documentation.
Qualifications & Skills:
- Bachelor's Degree or Diploma in Quantity Surveying, Civil Engineering, or related discipline.
- 37 years of experience in facade quantity surveying, preferably in the GCC.
- Proficient in AutoCAD, Excel, and quantity take-off tools (e.g., Bluebeam, CostX, Planswift).
- Solid understanding of facade systems: curtain walls, ACP, unitized systems, etc.
- Strong attention to detail and ability to compare planned vs actual quantities.
- Good knowledge of contractual terms, variation procedures, and cost management practices.
- Strong communication and negotiation skills.
