Job Brief
Our client, a trusted and fast-growing real estate developer in the Philippines, is looking for a results-oriented Real Estate Development Director to lead the full development lifecyclefrom project inception to turnover and operational performance. This high-level role requires not just strategic development expertise, but also proven financial acumen, especially in P&L management of income-generating properties such as hotels.
The Real Estate Development Director will be accountable for end-to-end project execution and financial performance of real estate assets. The ideal candidate will bring a strategic mindset and an executional focus, with demonstrated success in managing the profitability and operational metrics of developed properties, especially hospitality assets. This role works across planning, development, marketing, sales, construction, and property operations.
Responsibilities
Project Inception & Feasibility
- Recommend highest and best use of land through comprehensive market, site, and financial analysis
- Conduct detailed feasibility studies, focusing on revenue potential, development cost, and ROI
- Conceptualize financially sound projects aligned with market demand and investor expectations
Planning & Execution Oversight
- Lead preparation of project briefs including concept, design, schedule, and zoning considerations
- Secure permits and oversee compliance with local and national regulations
- Manage development timelines, construction progress, and stakeholder coordination
Financial Management & P&L Oversight
- Own full P&L responsibility for developed properties, including hospitality assets like hotels
- Prepare and manage project budgets, conduct variance analysis, and optimize cost-efficiency
- Monitor income performance post-completion and implement initiatives to enhance profitability
- Set pricing strategies and sales forecasts based on market data and revenue targets
- Support development of operational models that ensure sustainability and revenue growth
Sales, Marketing & Inventory
- Develop and implement data-driven marketing campaigns aligned with target market behavior
- Manage inventory systems (e.g., FREBAS), including uploads, tracking, and updates
- Supervise brokers and lead generation initiatives to meet or exceed sales targets
- Approve promotional strategies and monitor their effectiveness
Turnover & Post-Development Operations
- Oversee unit turnover, including quality control, scheduling, and customer coordination
- Set and manage performance KPIs for post-development property operations
- Collaborate with property and asset management teams to monitor ongoing operational performance
- Support formation of Homeowners Associations or Condominium Corporations
Leadership & Collaboration
- Lead and inspire cross-functional teams including architects, engineers, marketing, and sales
- Coordinate with contractors, LGUs, brokers, clients, and internal business units
- Present project updates and financial performance to senior leadership and stakeholders
Requirements
- Bachelor's degree in Real Estate, Business Administration, Finance, or related field
- At least 15 years of real estate development experience, including end-to-end project oversight
- Strong, demonstrable track record in managing P&L for income-generating properties, especially hotels
- Advanced financial modeling, budgeting, and cost control skills
- Experience with sales and marketing strategy for vertical and mixed-use developments
- In-depth knowledge of Philippine real estate laws, permitting processes, and compliance standards
- Strong leadership, communication, and stakeholder management skills
- Proficiency in project management tools and property systems such as FREBAS
