About the job Project Manager CM for NYC H+H in active & occupied healthcare facilities
Position Overview
CAFCO Group is seeking to hire Project Managers for the NYC Health+Hospitals modernization and rehabilitation program. The candidates MUST have a minimum of 8 years of experience managing construction in occupied health care facilities in an urban setting, experience managing NYC H+H projects is preferred. Successful candidates will become an integral member of a multi-disciplinary team providing Construction Management services for various NYC H+H projects.
Responsibilities
- Daily coordination with Capital Projects team.
- Daily Construction oversight including maintenance of project records, evaluations of means and methods, and periodic inspections.
- Cost Management.
- Negotiations, Change Order Reviews and Recommendations. CM would be responsible to validate scope, cost, and proposed quantities for labor, equipment, and materials necessary.
- Monitor Vendors’ compliance with Progress Schedules, notify Capital Projects team of any anticipated delays.
- Compare Contractors’ ongoing Progress Schedules to the initial and master Progress Schedules and prepare variance and critical path analyses as necessary.
- Provide analysis and review of any notices of delay that Vendors may submit, including by maintaining a log of such notices.
- Manage procedures for Vendors to follow regarding expeditious processing of submittals and request for information that require the CM’s, Designer, and/or NYC H+H’s approval, including without limitation shop drawings, material samples and specifications.
- Develop plan(s) which can utilize the PLA for Overtime, Weekend, Second Shift and Third Shift work as needed.
- Quality Assurance & Control.
- Dispute Avoidance and Claims Mitigation.
- Performance & Productivity Assessments of the contractor and their vendors.
- Coordinating with NYC H+H’s vendors for delivery and installation of furnishings, signage and equipment.
- Compiling all Project Closeouts documentation for submission to regulatory agencies.
Qualifications
- Must have experience managing construction in occupied health care facilities in an urban setting, preferably NYC H+H facilities.
- Minimum of 8 years shall be in the role of Project Manager on large-scale, multi-trade construction projects.
- Ability to lead project teams to collaboratively meet established project goals.
- Proven track record of implementing cost control procedures, maintaining project schedules and risk assessment and mitigation.
- Ability to communicate effectively both verbally and in writing with the project teams, consultants, contractors, and stake holders.
- Proficient level of knowledge relative to all aspects of construction management and supervision of trades.
- Proven track record of establishing a culture of safety upholding workplace safety and ability to enforce a site-specific HASP plan.
