Key Responsibilities
I. Department Management
Participate in company-level decision-making and ensure the implementation of departmental responsibilities. Represent the department in cross-functional coordination and communication.
Establish, refine, and enforce departmental policies, standard operating procedures, and workflows.
Develop strategic plans for the department aligned with company goals, including annual, quarterly, and monthly plans. Oversee their execution.
Lead departmental HR functions, including recruitment proposals, employee training, performance management, compensation adjustment recommendations, and promotion or staffing decisions.
II. Market Research
Oversee continuous and project-specific market research conducted by team members and review corresponding reports.
Organize in-depth studies of successful product strategies, marketing campaigns, and innovative marketing techniques in target markets.
III. Marketing Strategy & Planning
Lead the development and monitoring of comprehensive marketing strategies for each project, including branding, media, sales tactics, and budget planning.
Participate in project feasibility assessments and support product positioning efforts.
Supervise and review marketing campaigns and promotional materials (monthly/quarterly) within delegated authority.
Oversee the selection and management of marketing vendors within scope.
Review and approve sales pricing strategies and adjustment proposals.
IV. Marketing Promotion
Supervise advertising placements and media buying, ensuring implementation and monitoring are effective.
Regularly evaluate the effectiveness of marketing campaigns and adjust strategies accordingly.
Plan and oversee large-scale promotional events and assess their outcomes.
V. Sales Management
Build and manage a comprehensive pre-sale, sale, and post-sale process framework. Ensure effective implementation across all stages.
Monitor project sales performance, including discount approvals and changes in sales terms.
Oversee the preparation and review of sales documentation, including booking agreements, contract templates, and pricing structures.
VI. Channel Management
Guide the team in developing and executing channel expansion strategies based on project needs. Troubleshoot operational challenges and optimize client resource integration.
Maintain strong relationships with existing channels, offering necessary support while identifying and developing new high-potential channels.
Monitor channel-sourced leads and conversions, and ensure seamless coordination between channel partners and the on-site sales team.
VII. Other Duties
Collaborate with other departments and actively participate in professional meetings, providing constructive feedback and suggestions.
Complete any additional tasks assigned by company leadership.
Qualifications
Education:
Bachelors degree or higher in Marketing, Real Estate Management, Business Administration, or a related field. Professional Knowledge & Skills:
In-depth understanding of residential and commercial real estate development and operations, along with local regulations and industry practices.
Proven expertise in real estate marketing, including project positioning, market analysis, strategic planning, negotiation, sales operations, channel development, and brand management.
Strong knowledge of competitors' products and marketing strategies within the region.
Proficiency in Microsoft Office and internet applications.
Strong ability to work under pressure with excellent communication, coordination, planning, and team leadership skills.
Experience:
Minimum of 5 years in marketing strategy roles within medium to large enterprises, with hands-on leadership experience in at least 3 real estate projects.
Previous experience in a similar role at a real estate company is required.
Candidates with hands-on project experience in Malaysia will be given preference.
Comfortable with traveling when required for work.
This position requires a 6-day workweek.
