Job Openings Project Manager

About the job Project Manager

Preconstruction Project Manager
Location: Houston, TX
Salary: $125,000- $150,000 DOE + Bonuses
Benefits: Health Insurance, PTO, Half-Day Fridays
About the Opportunity
We are hiring a Preconstruction-focused Project Manager to support the growth of our amenity center and clubhouse construction division. This is a high-impact, first-of-its-kind role- ideal for someone who understands construction deeply, thrives in planning and preparation, and can build a project on paper long before the first crew arrives onsite.
Unlike typical PM roles in production homebuilding- where decisions are already made and the binder is handed to you- we need someone who creates the binder. Someone who takes a project from award day through full preconstruction development: schedules, submittals, procurement, logistics, and early-stage coordination with the field team.
This position is 80% office / 20% field, working closely with our field superintendent, who handles day-to-day jobsite management. Your responsibility is to prepare, plan, and orchestrate the work so the field team can execute efficiently.
If you come from custom homebuilding, amenity construction, or estimating, and you love the front-end planning side of the work, this role will fit you perfectly.
What You'll Do
Preconstruction Leadership
  • Build the full project binder from scratch- the plan, the schedule, and the roadmap that guides construction.
  • Lead preconstruction reviews, early design coordination, and scope clarification.
  • Assemble and organize all submittal packages; manage communication with architects and engineers for approvals.
  • Create project schedules, procurement timelines, and logistics plans.
Project Management (Office-Based)
  • Handle material procurement, vendor communication, and long-lead item tracking.
  • Coordinate early project setup with the superintendent to ensure seamless field execution.
  • Review, evaluate, and support bids from internal estimators- ensuring completeness and accuracy.
  • Maintain labor and material planning to keep project milestones attainable.
Collaboration
  • Work hand-in-hand with the field superintendent daily (but not as a field PM).
  • Support the estimating team with takeoffs and bid reviews when needed.
  • Serve as the organizational anchor for each project from planning through start of construction.
What You Bring
  • 5+ years in project management, preconstruction, estimating, or custom homebuildingpreferably with hands-on planning responsibilities.
  • Strong understanding of construction methods and ability to interpret drawings, details, and specifications.
  • Experience making decisionsnot just relaying them.
  • Proficiency in software like Bluebeam, Procore, Excel (preferred).
  • Bachelors degree in Construction Management, Architecture, Engineering, or similar (preferred).
  • Aptitude to grow into a senior rolethis is the first hire in this function.
Who You Are
  • You love the planning phase: organizing, preparing, and building the job before it hits the field.
  • Highly organized, detail-driven, and able to manage multiple moving parts.
  • Strong communicator who collaborates well with both field and office teams.
  • Someone who wants to make an impact- not just manage a process.
  • A leader who can think at a higher level and grow with the company.
Why This Role Is Unique
  • You're not babysitting a jobsite.
  • You're not inheriting a preconstruction package someone else built.
  • You are the person who builds it- the one who equips the field team to succeed.
  • You'll shape how this role evolves and help refine the systems that support future growth.
