As a Luxury Home Estimator, you’ll lead the full bid and estimating lifecycle for complex custom residential and commercial projects. You’ll be hands-on in scope coordination, material procurement, job costing, and project planningsupporting ownership, designers, and the construction team in bringing elevated spaces to life.

Key Responsibilities:

  • Manage the entire bid coordination process, including blueprint validation, scope and schedule prep, cost research, and comparison reporting for accurate budgets
  • Create and maintain detailed plan estimates and proposals; analyze cost data and track proposal/schedule status of assigned projects
  • Review all vendor and trade proposals for accuracy and assist with value engineering as needed
  • Interpret product and manufacturer specifications, validate materials and delivery info per project schedules
  • Research materials and pricing to support estimating and procurement efforts
  • Maintain master job cost files and convert material lists and estimates into internal databases
  • Develop and issue RFIs and clarify project scope during pre-construction
  • Draft detailed Scopes of Work (SOWs) for each trade prior to buyout
  • Coordinate and communicate project details across subcontractors, suppliers, and internal teams
  • Generate pricing pro-formas, budget forecasts, and financial reports for leadership
  • Track and estimate overhead and soft costs
  • Perform occasional on-site field visits to validate take-offs and specifications
  • Support internal teams including principals, PMs, engineers, accounting, and operations
  • Execute buy-outs, create purchase orders and work authorizations including SOWs, schedules, and required trade documentation
  • Track the execution of purchase orders, change orders, and subcontractor-related issues
  • Assist in managing procurement activities including RFPs and RFIs
  • Attend jobsite meetings as needed to ensure continuity from estimating through construction
  • Expand subcontractor and vendor base to enhance pricing accuracy and build lasting trade partnerships

Buildertrend Expertise:

  • Create, track, and update all estimates, budgets, and change orders in Buildertrend
  • Coordinate subcontractor bids, selections, and contract documentation within the platform
  • Monitor job cost performance using Buildertrend dashboards and analytics
  • Leverage Buildertrend to streamline communication, purchasing, and document management

Qualifications:

  • 3-5+ years of estimating experience in custom luxury residential construction
  • Highly proficient in Buildertrend, Bluebeam, and Microsoft Office Suite (Excel, Outlook, Word)
  • Strong blueprint reading, plan take-off, and cost analysis skills
  • Excellent verbal and written communication abilities
  • Highly organized, self-driven, with sound critical thinking and time management
  • Detail-oriented with a passion for accuracy under tight deadlines
  • Bachelor's degree in Construction Management, Business, Finance, or equivalent work experience
  • Ability to work independently and collaboratively across project teams

Physical Requirements:

  • Must be able to walk job sites, navigate active construction environments, and meet on-site with subcontractors, vendors, and project managers
  • Able to stand, stoop, bend, or carry up to 25 lbs regularly and occasionally up to 50 lbs
  • Capable of working in environments with variable lighting, noise, and outdoor conditions
  • Must be comfortable attending in-person walkthroughs, measuring spaces, and verifying take-offs
