Position Title: Spanish Bilingual Leasing Professional

Salary: $10 per hour

Reports To: Client, Client Advisor

Primary Relationship: Client Team

Date: May 2023

Schedule: 9:00 PM to 6:00 AM PH Time

Responsibilities:

  • Able to achieve and maintain 95% property occupancy

  • Able to achieve a minimum of 6 net move-ins per month (if availability allows)

  • Maintain a property retention rate of 70% or greater

  • Organize and attend a minimum of 2 resident events per month

  • Gain a minimum of 4 Google reviews per month

  • Complete all GROW LMS assigned courses by established due date, with 80% passing score

  • Post an ad on Facebook Marketplace once per week

  • Provide competition survey updates bi-weekly

  • Maintain a closing ratio of at least 30% of available units

  • Achieve a minimum of 10% of leases per month from resident referrals

  • Ensure the property's Google Rating is 4.5 or greater

  • Warmly greet visitors, prospective renters, and current residents

  • Maintain impeccably clean leasing office, tour path, vacant apartments, amenities, and general curb appeal of the community

  • Provide potential tenants with brochures, information, and tours of facilities and available units

  • Share product knowledge by communicating pricing, floor plans, amenities, benefits, and other community offerings while touring prospects to close the deal

  • Demonstrate a sense of urgency and strong customer service skills while guiding the prospective resident through the leasing process

  • Prepare lease renewal letters, contact renewing residents in advance of move-out dates, and ensure lease renewal documents are signed and implemented on time

  • Use property management software to track apartment availability, traffic, and leasing activities, and manage resident and prospect data

  • Clear all leads from the queue daily

  • Stay informed about current market and competitor conditions that may impact the communitys occupancy and sales results

  • Respond quickly and courteously to resident concerns and questions

  • Take prompt action to solve problems or escalate resident requests to the appropriate individual(s)

  • Communicate maintenance and make-ready needs to the maintenance team promptly and effectively

  • Follow-up with residents to ensure satisfaction of maintenance repairs

  • Develop and execute marketing strategies to attract renters

Requirements:

  • Must be proficient in English and Spanish

  • Thorough knowledge of Fair Housing Guidelines

  • Outgoing, friendly attitude, and ability to make others feel welcome and comfortable

  • Superior interpersonal and customer service skills

  • Excellent sales skills, with a strong ability to close a sale

  • Strong verbal and written communication skills

  • Innovative and creative in marketing techniques

  • Detail-oriented, organized, and manages time wisely

  • Possesses solid math and reasoning skills

  • Exhibits self-control and works well in stressful situations

  • Focused and able to complete tasks despite frequent interruptions

  • Proficient in Microsoft Office, Google Workspace, and other software
