Sales Manager for Capital Market (Commercial Real Estate)
Job Summary
The Sales Manager – Capital Markets is responsible for driving sales performance of the company's commercial real estate portfolio, with a primary focus on office and commercial project spaces. This role requires a seasoned real estate professional with strong experience in capital markets, institutional clients, and high-value commercial transactions. The Sales Manager will lead deal origination, client relationship management, and closing of commercial sales aligned with company's strategic growth objectives.
Key Responsibilities
1. Capital Markets & Commercial Sales
- Drive sales of company's office and commercial project spaces to investors, corporations, and institutional clients.
- Originate and close high-value commercial real estate transactions
- Develop deal structures aligned with client investment objectives and company targets
2. Business Development & Client Management
- Identify, qualify, and pursue new business and investment opportunities
- Build and maintain strong relationships with investors, brokers, corporate occupiers, and strategic partners
- Expand and manage a strong pipeline of prospective clients and accounts.
3. Sales Strategy & Execution
- Develop and implement sales strategies to achieve revenue, absorption, and profitability targets
- Coordinate sales campaigns for commercial projects in collaboration with marketing and leasing teams
- Track sales performance and prepare regular reports and forecasts
4. Market Research & Investment Analysis
- Conduct market research, competitive analysis, and capital market assessments
- Analyze pricing, demand, and investment trends to support sales positioning
- Prepare financial projections, investment briefs, and feasibility inputs
5. Negotiation & Transaction Management
- Lead negotiations on pricing, terms, and commercial conditions
- Manage the full sales cycle from proposal to contract execution and closing
- Coordinate with legal, finance, and documentation teams to ensure smooth deal completion
6. Internal Coordination & Compliance
- Work closely with internal stakeholders including development, marketing, leasing, and legal teams
- Ensure compliance with regulatory requirements, company policies, and ethical standards
- Support management with insights and recommendations related to commercial sales performance
Qualifications and Experience
- Bachelor's degree in business, Real Estate, Finance, Marketing, or a related field
- Minimum of 5 years of proven experience in commercial or office real estate sales, preferably with exposure to capital markets
- Strong background in selling office buildings, commercial spaces, or investment-grade real estate assets
- Demonstrated ability to handle high-value transactions and sophisticated clients
- Real Estate Broker License (preferred)
- Solid understanding of real estate investment concepts, financial modeling, and market analysis
- Excellent negotiation, presentation, and relationship management skills
- Strong network within the commercial real estate and investment community is an advantage
