Real Estate & Multifamily Bookkeeper
We are seeking an experienced Real Estate & Multifamily Bookkeeper to manage the day-to-day financial operations for our property portfolio. Unlike a generalist bookkeeper, this role requires a deep, practical understanding of real estate accounting, specifically within the multifamily sector.
The ideal candidate will look beyond basic data entry. You must be able to read and understand CapEx (Capital Expenditure) schedules, identify miscoded expenses on the General Ledger, and proactively reclassify items based on standard multifamily real estate accounting principles. If you know the accounting difference between patching a roof and replacing a roof, this role is for you.
Core Responsibilities
Multifamily & Real Estate Accounting
CapEx vs. OpEx Management: Accurately track and manage CapEx schedules. Review routine property expenses and determine when an item should be capitalized versus expensed according to industry standards.
Proactive Reclassification: Audit the General Ledger monthly to identify miscoded items from property managers or maintenance teams and reclassify them appropriately based on your knowledge of the multifamily industry.
Rent Roll & Revenue Reconciliation: Reconcile monthly rent rolls against actual bank deposits. Track rent collection, late fees, and concessions.
Security Deposit Management: Maintain highly accurate security deposit ledgers, ensuring compliance with local real estate trust accounting laws during move-ins and move-outs.
General Bookkeeping & Reporting
Month-End Close: Execute a clean and timely month-end close for multiple properties/entities, providing accurate P&L and Balance Sheet reports to ownership.
Bank & Credit Card Reconciliation: Reconcile multiple bank accounts, credit cards, and mortgage/escrow statements monthly.
Accounts Payable (AP): Process vendor invoices (maintenance, utilities, contractors), verify approvals, and schedule payments.
Entity Management: Keep finances strictly separated across different LLCs or property entities, accurately recording intercompany transactions when necessary.
Qualifications & Requirements
Experience: 3+ years of comprehensive bookkeeping experience, with at least 2+ years specifically in Real Estate, Property Management, or Multifamily accounting.
Industry Knowledge: Strong understanding of real estate capitalization rules, depreciation, CapEx schedules, and escrow accounts.
Software Proficiency: Hands-on experience with industry-standard property management software (e.g., AppFolio, Yardi, Buildium, RealPage) alongside standard accounting platforms (QuickBooks Online / Desktop).
Attention to Detail: Meticulous accuracy, especially when managing tenant funds and separating entity financials.
Proactive Communicator: Comfortable pushing back or asking questions when a vendor invoice or property manager's receipt lacks the detail needed for proper classification.
