Overview:

We are seeking an experienced Preconstruction Manager to lead the planning, estimating, budgeting, and design coordination phases of complex construction projects across commercial, healthcare, data center, and industrial sectors. This role is responsible for setting projects up for successful execution by ensuring accurate cost modeling, constructability reviews, scheduling strategy, and risk identification before construction begins.

The Preconstruction Manager plays a critical role in aligning design intent with budget, scope, and construction feasibility.

Key Responsibilities:

  • Preconstruction Planning & Strategy
  • Lead preconstruction efforts from project pursuit through construction handoff
  • Review project drawings, specifications, and scope requirements
  • Develop conceptual budgets, detailed estimates, and cost models
  • Establish construction means, methods, and sequencing strategies
  • Identify project risks, constraints, and value engineering opportunities

Cost Estimating & Budget Development

  • Prepare accurate cost estimates at schematic, design development, and construction document phases
  • Analyze material, labor, equipment, and subcontractor costs
  • Maintain cost databases and historical pricing benchmarks
  • Evaluate bid proposals and subcontractor pricing for accuracy and competitiveness
  • Support negotiation of contracts and GMP (Guaranteed Maximum Price) development

Design & Stakeholder Coordination

  • Collaborate closely with architects, engineers, owners, and consultants
  • Provide constructability reviews and feedback during design development
  • Ensure alignment between design intent, budget, and schedule constraints
  • Participate in design meetings and value engineering sessions
  • Communicate cost impacts of design changes in real time

Scheduling & Logistics Planning

  • Develop preliminary construction schedules and milestone plans
  • Analyze project phasing, site logistics, and sequencing requirements
  • Coordinate with operations teams to ensure smooth transition to construction phase
  • Identify long-lead procurement items and early material planning needs

Risk Management & Value Engineering

  • Identify cost, schedule, and constructability risks early in project lifecycle
  • Develop value engineering solutions without compromising quality or performance
  • Recommend alternative materials, systems, or methods to optimize cost and efficiency
  • Support risk mitigation planning for complex or high-value projects

Bidding & Proposal Support

  • Prepare bid packages, scopes of work, and subcontractor solicitation documents
  • Evaluate subcontractor and vendor bids for completeness and competitiveness
  • Support proposal development for design-build or negotiated projects
  • Participate in project interviews and client presentations

Requirements:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field
  • 5–10+ years of experience in construction estimating, preconstruction, or project management
  • Strong understanding of construction means, methods, and project delivery systems
  • Experience with commercial, healthcare, industrial, or data center projects
  • Strong cost estimating and budgeting skills
  • Proficiency in construction software (Procore, Bluebeam, Sage Estimating, or similar)
  • Excellent analytical, communication, and negotiation skills
  • Strong attention to detail and ability to manage multiple bids/projects

Preferred (Nice-to-Have):

  • Experience in design-build or CM-at-risk delivery models
  • LEED or sustainable construction knowledge
  • Experience with large-scale or mission-critical projects (data centers, hospitals)
  • Familiarity with BIM (Building Information Modeling) coordination
  • Strong vendor/subcontractor network experience
  • Background in value engineering or cost optimization leadership
