This is an opportunity to join an established residential builder in a key role responsible for identifying and securing a strong pipeline of individual residential lots and terrace opportunities.

Working closely with land developers, you will build relationships early in the development process, including at DA stage, to understand what stock is coming to market, anticipated delivery timeframes and pricing. You will maintain a detailed understanding of residential development activity and ensure the business is well positioned to secure suitable land before it is released more broadly.

This is not a traditional development-site acquisition role. The focus is on securing individual lots and groups of lots that can be matched with the builder’s housing designs and converted into commercially successful house-and-land packages.

You will need to understand both sides of the equation: land development and residential construction. You will be able to assess lot sizes, frontage, slope, orientation, setbacks, covenants and development requirements, while understanding which housing designs will work successfully on each lot.

The role will also identify and secure terrace and attached-housing opportunities, working with developers and internal teams to assess yield, product suitability, pricing and market demand.

Responsibilities will include:

  • Building and maintaining strong relationships with land developers and selling agents
  • Identifying future residential land releases from the early DA and planning stages
  • Maintaining a detailed understanding of available and upcoming development stock
  • Securing individual lots, multiple-lot allocations and terrace opportunities
  • Understanding land pricing, delivery programs, registration timeframes and the development process
  • Assessing lots for housing-design suitability, including frontage, depth, slope, orientation, setbacks and covenants
  • Working with design, estimating, sales and marketing teams to create competitive house-and-land packages
  • Monitoring the land portfolio and ensuring the business maintains an appropriate supply of saleable stock
  • Negotiating commercial terms, allocations, deposits and settlement requirements
  • Identifying opportunities for terrace and attached-housing product across suitable developments
  • Monitoring competitor activity, package pricing and demand across key residential markets

The successful person will have:

  • Established relationships with residential land developers
  • A strong understanding of current and future residential development stock
  • Experience securing individual residential lots for a project-home or residential building business
  • A sound understanding of the DA, civil construction, registration and settlement process
  • Enough technical housing knowledge to determine which designs will suit different lots
  • Experience identifying and assessing terrace or attached-housing opportunities
  • Strong commercial and negotiation skills
  • The ability to work across development, design, estimating, sales and construction teams
  • A proactive approach and the ability to identify opportunities before stock is formally released

This role would suit an experienced House and Land Manager, Land Acquisition Manager, Developer Relationship Manager or Land Supply Manager who understands how to turn the right land opportunities into successful residential building outcomes.
