Job Overview:
We are seeking an experienced and strategic General Manager Property Development & Operations to lead and oversee all aspects of property development, project execution, and operational management. The ideal candidate will be responsible for driving business growth, managing real estate projects, ensuring regulatory compliance, and optimizing property operations to maximize profitability.
Key Responsibilities:
Property Development & Project Management:
Oversee the end-to-end development process from feasibility studies to project completion.
Manage land acquisition, design approvals, construction timelines, and budgeting.
Ensure projects adhere to UAE real estate regulations, safety, and quality standards.
Operations & Asset Management:
Develop and implement strategies to enhance property value and ROI.
Oversee leasing, tenant management, and facility operations.
Manage service providers, maintenance teams, and operational budgets.
Financial Planning & Compliance:
Ensure cost control, revenue generation, and investment profitability.
Manage financial forecasting, risk assessment, and contract negotiations.
Ensure compliance with Dubai Land Department (DLD) and RERA regulations.
Business Development & Stakeholder Management:
Identify new investment opportunities and expansion strategies.
Build and maintain strong relationships with investors, contractors, and government entities.
Represent the company at industry events, exhibitions, and networking forums.
Key Requirements:
Qualifications:
Bachelor’s or Master’s degree in Real Estate, Business Administration, Civil Engineering, or a related field.
10+ years of experience in property development, real estate, or asset management, with at least 5 years in a leadership role. (Required)
Technical Skills:
Strong knowledge of UAE real estate laws, RERA guidelines, and development processes.
Experience in project management, budgeting, and contract negotiations.
Proficiency in property management software and financial analysis tools.
Soft Skills:
Excellent leadership and decision-making capabilities.
Strong negotiation, communication, and stakeholder management skills.
Ability to drive business growth and optimize operational efficiency.
