We are growing and seeking a strategic, hands-on Pre-construction Manager to elevate our operations.

About the Role

As Preconstruction Manager, you'll lead and grow our pre-construction function creating scalable workflows, selecting and implementing platforms, and collaborating across teams to ensure seamless and proactive delivery. This is a high-impact role suited for an experienced leader in specialty or design-build construction.

Key Responsibilities

  • Design and implement scalable pre-construction workflows, SOPs, and best practices.

  • Identify and deploy software platforms for estimating, bid tracking, and coordination.

  • Review RFPs, construction documents, and design sets to extract scope, risks, and delivery requirements.

  • Align internal and external documentation (RFIs, drawings, specs) for accuracy and continuity.

  • Produce and update cost estimates from early concept to final bid.

  • Use cost data/forecasting models to improve pricing accuracy and decision-making.

  • Ensure design intent aligns with budget, and proactively guide cost/design tradeoffs.

  • Build and manage a national subcontractor database.

  • Develop bid packages, coordinate scope reviews, and lead bid leveling meetings.

  • Recruit, mentor, and develop a high-performing pre-construction team.

  • Train staff in estimating, constructability, and delivery model nuances.

  • Ensure estimates align with project execution models; adapt strategies based on delivery type.

Requirements

  • 10+ years of experience in pre-construction, estimating, or project engineering within commercial construction.

  • Background in GC or specialty trade contractor environments.

  • Proven success building pre-construction systems and teams.

  • Familiarity with design-build and collaborative project delivery models.

  • Strong understanding of construction documents, takeoffs, and mechanical systems.

  • Experience with subcontractor procurement strategy and bid packaging.

  • Proficiency with estimating software and tools.

  • Experience with aquatic systems, fountains, or themed entertainment projects is a plus.
