The Opportunity
Our US-based client is rewriting how people find and move into apartments in NYC. Furnished, flexible, zero broker fees, zero friction. They've built to ~800 beds and ~$17M in ARR without a dedicated growth leader. Imagine what happens when one shows up.
This role owns the entire revenue funnel—from first click to signed lease. You'll sit at the intersection of performance marketing, product, and analytics, with direct accountability for the numbers that actually matter: occupancy, acquisition cost, and revenue growth.

What You'll Own
Occupancy & Revenue
- You own the number that keeps the lights on: occupancy rate across the entire portfolio.
- You'll drive qualified demand at efficient CAC with clear LTV payback targets—not vanity metrics.
Performance Marketing (The Core Engine)
- Scale SEM—our main revenue driver—while tightening efficiency and structure.
- Build and scale paid social, YouTube, and other high-intent channels from the ground up.
- Hunt for new acquisition channels (partnerships, affiliates, creative bets) and prove them out fast.
Conversion & Funnel Optimization
- Improve CVR at every stage: landing signup application booking.
- Build lifecycle flows (email, SMS, retargeting) to capture the demand you're already generating.
- Move the business from one-session conversion to a structured multi-touch funnel.
Experimentation & Analytics
- Build a real experimentation culture: landing pages, pricing, messaging, channels—test everything.
- Own attribution and channel performance. No black boxes. No guesswork.
- Develop and optimize a clear CAC/LTV model tied to payback periods.
Team & Systems
- Build and lead a high-performing growth team as we scale.
- Own agency relationships where they add leverage—but stay hands-on where it matters.
- Implement the right tooling across analytics, CRM, and marketing stack.
What Winning Looks Like (First 3–6 Months)
- You'll know you're nailing it when:
- CAC, LTV, and channel-level performance are crystal clear—no more guesswork.
- Conversion rates are measurably improving across every funnel step.
- Lifecycle marketing is live and driving incremental bookings.
- SEM is no longer the only growth lever—you've proven 1–2 new channels.
- There's a structured experimentation roadmap with weekly testing cadence.
- The impact shows up where it counts: occupancy and revenue, not just traffic.
You're a Fit If
- You've owned growth or performance marketing for a DTC brand, marketplace, or high-intent consumer platform—and you have the P&L scars to prove it.
- You've managed and scaled meaningful paid budgets, improving efficiency rather than just increasing spend.
- CAC, LTV, payback periods, and unit economics aren't buzzwords to you—they're how you think.
- You've gone deep on SEM and at least one other scalable channel (paid social, YouTube, affiliates).
- You've built or significantly improved conversion funnels and lifecycle marketing systems.
- You've been accountable for revenue, not just leads or impressions.
- You go from strategy to execution without waiting for permission.
Bonus Points
- Experience in marketplaces, real estate, travel, or hospitality.
- SEO chops tied to conversion—not just ranking for vanity keywords.
- Familiarity with Zoho CRM and analytics tools like GA4.
- You've built a growth team from scratch before.
