Job Summary

Responsible for the technical start‑up commissioning operation and maintenance of Studio N. The Property Engineer ensures that all building systems and equipment are fully operational compliant and ready for turnover to stable operations while supporting the Property Manager during the start‑up and transition phase.

Duties and Responsibilities

  • Lead the technical start‑up of building systems including elevators fire protection electrical plumbing mechanical and life safety systems
  • Coordinate closely with the Developer contractors consultants and service providers during testing commissioning and defect rectification
  • Conduct regular inspections to ensure all equipment and facilities are safe operational and compliant with approved standards
  • Implement preventive maintenance programs and ensure timely corrective maintenance during the start‑up period
  • Monitor equipment performance downtime and testing results and prepare technical reports and readiness checklists
  • Supervise multi skilled technicians and service providers assigned to the project site
  • Support the Property Manager in addressing technical concerns raised during turnover and initial occupancy
  • Ensure compliance with safety security and regulatory requirements including LGU and fire safety standards
  • Maintain inventory of tools equipment spare parts and engineering consumables
  • Assist in the preparation of MORs commissioning reports and start‑up status updates
  • Technical Competencies and Skills

    Strong knowledge of building engineering systems including elevators fire protection electrical plumbing and life safety systems, Ability to implement preventive and corrective maintenance programs, Knowledge of safety standards equipment compliance and inspection protocols, Ability to read interpret and evaluate technical plans drawings and manuals, Ability to work closely with contractors vendors and internal stakeholders

    Education, Trainings and Licenses Required

    Bachelor’s degree in Mechanical Engineering Electrical Engineering or related field, At least three to five years of experience in building engineering facilities management or property operations, Experience in start‑up or newly turned‑over projects is an advantage
