Job Summary:
The Product Development & Marketing Committee (PDMC) Lead/ Secretariat is a pivotal leadership role responsible for orchestrating the entire lifecycle of real estate product development, from conceptualization and planning to successful market launch and continuous innovation. This role ensures that all projects align with strategic objectives, meet stringent brand and product standards, and achieve on-time delivery with compelling market positioning. The ideal candidate will drive collaboration across various business units, champion process efficiencies, and leverage data to ensure market competitiveness and operational excellence.
Key Responsibilities:
I. Project Launches & Coordination:
- Lead the PDMC to achieve 100% on-time project launches and ensure all launch requirements are complete and meticulously documented.
- Oversee and actively monitor the status of all ongoing project launches to proactively address potential roadblocks.
- Develop and maintain the annual project line-up, complete with timelines, and ensure transparent communication to all internal stakeholders for alignment with their OKRs.
- Create, update, and monitor the PDMC Agenda Calendar/Schedule monthly and align with project timelines to guarantee timely execution and delivery.
- Ensure the on-time review, endorsement, and approval of all PDMC Launch documents, inter-departmental memo requests for approvals, and product alterations.
II. Project Planning & Strategy:
- Product & Brand Compliance: Drive the strategic approach and proposals for new projects and ensure that all project parameters and designs strictly adhere to established product and brand standards through continuous collaboration with Business Units.
- Market Competitiveness: Regularly collaborate and monitor project groups to identify and preempt potential project obstacles and delays to ensure the products remain competitive in terms of features and market opportunities despite constraints.
- Process Implementation: Oversee the on-time and quality implementation of critical PDMC process-related items, including:
- Planning Parameter Reviews
- Launch Process adherence
- Development of Walk-Up Products and Business Models
- Standardization of Township Products.
- Marketing Launch Readiness: Guarantee 100% well-prepared and on-time marketing launches by leading the on-time review, endorsement, and approval of PDMC Launch Marketing Plans, Go-to-Market Presentations, Logos, and Branding per segment to utilize a well-defined marketing checklist for project teams.
III. Product Innovations & Systems Improvements:
- Champion continuous product improvements and expansion initiatives to enhance product competitiveness and cost-efficiency.
- Identify opportunities to create, simplify, and introduce improvements to PDMC processing, aim to enhance overall process efficiency, increase user participation, and simplify management reporting.
- Ensure the on-time, consistent, and quality implementation of Unit Pricing Maps, Plans, Taggings, and Templates.
IV. Project Dashboards & Trackers:
- Establish and maintain robust dashboards and trackers for the entire project line-up to incorporate well-defined targets, Turnaround Times (TATs), accomplishments, and actual performance metrics.
- Certify that Project Dashboards and Trackers are properly set up, easily accessible, calibrated regularly, and accurately reflect project timelines and progress.
- Develop and manage a single-source-of-truth platform that enables the early identification of bottlenecks to effectively raise project issues, and clearly identify decision points and project assessments.
- Create detailed dashboards and trackers for all projects, and provide both summary and detailed tracking of project and marketing launches, including clear rollout plans to responsible parties.
- Lead training and orientation sessions for Project Teams on the effective utilization of Project Dashboards as critical tools for project management and systems monitoring, conducting group workshops, one-on-one sessions, and conglomerate-wide orientations as needed.
Qualifications:
- Bachelor's degree in Business Administration, Marketing, Real Estate Management, Architecture, Engineering, or a related field.
- Minimum of 5-8 years of progressive experience in real estate development, product management, strategic marketing, or project management, with significant exposure to large-scale property projects.
- Proven track record of successfully launching real estate projects on time and within budget.
- Strong understanding of real estate market dynamics, product trends, and competitive landscapes in the Philippines.
- Demonstrated experience in process improvement and systems implementation.
- Exceptional leadership, communication, and interpersonal skills, with the ability to influence and collaborate effectively across all levels of the organization.
- Proficiency in project management software, data visualization tools, and Microsoft Office Suite.
