About the job Head of Business Development – Workplace Build & Design
Role Overview:
A fast-growing workplace solutions and commercial real estate services firm is seeking a Director of Business Development to drive expansion of its design-and-build, interior fit-out, and workplace construction business.
This role is responsible for originating and closing project-based revenue opportunities with enterprise clients, BPOs, corporate headquarters, and fast-scaling organizations. The focus is on securing build mandates — not traditional leasing.
The successful candidate will lead client acquisition, commercial negotiations, and bid strategy while collaborating closely with design, engineering, quantity surveying, and project delivery teams to ensure commercially viable execution.
Key Responsibilities:
1. Revenue & Pipeline Development
- Identify and secure new workplace build and fit-out projects.
- Build a qualified pipeline of enterprise relocation, expansion, and renovation opportunities.
- Drive revenue growth tied to project value and margin targets.
- Develop go-to-market plans for corporate and BPO workplace expansion segments.
2. Client Advisory & Solution Structuring
- Engage C-level leaders, facilities heads, and procurement teams.
- Conduct discovery sessions to understand operational, spatial, and scalability requirements.
- Translate client needs into commercially structured build solutions.
- Position the company as a long-term workplace partner rather than a transactional contractor.
3. Bid & Commercial Leadership
- Lead proposal strategy, pricing alignment, and bid submissions.
- Coordinate with internal technical teams to validate costing, scope, and timelines.
- Negotiate contracts to protect margins and mitigate execution risk.
- Present project concepts and commercial proposals to decision-makers.
4. Market & Ecosystem Development
- Develop relationships with commercial brokers, tenant representatives, landlords, and developers.
- Identify pre-commitment or relocation opportunities where build services can be embedded.
- Expand visibility within BPO, tech, and enterprise growth networks.
5. Cross-Functional Alignment
- Ensure smooth transition from signed contract to project execution.
- Align commercial commitments with operational capability.
- Support leadership with market intelligence and growth insights.
Qualifications:
- 7+ years in business development within commercial interiors, design-and-build, or construction.
- Proven track record closing project-based contracts.
- Strong understanding of construction costing, BOQs, project timelines, and contract structures.
- Experience engaging enterprise-level stakeholders.
- Strong negotiation and margin management skills.
