Group Head for Properties (Senior Level Executive)
Location: Makati City (Hybrid 4 days onsite, 1 day WFH; subject to transition to full onsite)
About the Role
We are looking for a seasoned executive leader to serve as Group Head for Properties, overseeing the full property and real estate portfolio of a diverse conglomerate. This individual will spearhead strategic development, operational execution, and commercial optimization across various verticals including real estate development, construction, site/land acquisition, leasing, and hospitality. The successful candidate must have a strong business acumen in ground-up property development, proven leadership in multi-property portfolios, and demonstrated success in revenue-generating ventures.
Key Responsibilities
Strategic & Operational Oversight
- Lead 360-degree strategy and operations across property development, construction, leasing, sales, site acquisition, and hospitality units.
- Build and execute end-to-end business plans from raw land assessment to revenue-generating properties.
- Drive property portfolio performance (5070 assets), ensuring optimal use, value maximization, and cost efficiency.
- Oversee profit and loss management, capital expenditures, project budgets, and commercial viability assessments.
- Collaborate with general managers across hotel and resort operations, especially in hospitality destinations.
Acquisition & Development
- Lead site acquisition strategy including raw land evaluation, due diligence, and zoning/regulatory compliance.
- Establish business cases and feasibility studies for development and investment proposals.
- Structure and negotiate joint ventures (JVs) and build-operate-transfer (BOT) agreements with key players.
Business Development & Investor Relations
- Spearhead revenue generation strategies across commercial and hospitality properties.
- Foster key partnerships with real estate developers, construction firms, vendors, and investors.
- Manage stakeholder communications and high-level reporting to Board and C-Suite.
- Ensure alignment of property strategies with broader group-level vision and financial goals.
Ideal Candidate Profile
- Minimum of 2025 years of experience in property development, construction, real estate, or hospitality.
- At least 10 years in an executive or senior leadership role managing large, diverse portfolios.
- Experience overseeing multi-property operations with a mix of asset types (commercial, hospitality, office, agriculture, etc.).
- Strong background in site acquisition, ground-up development, P&L, and asset revenue optimization.
- Excellent grasp of construction management, regulatory processes, and real estate investment strategy.
- Proven ability to lead cross-functional teams, manage stakeholders, and handle board-level reporting.
- Engineering background is a strong advantage; MBA is required.
- High communication skills; ability to interface with senior stakeholders, government agencies, and JV partners.
- Experience working with large developers is a major plus.
Work Arrangement & Compensation
- Hybrid setup (4 days onsite, 1 day remote); may shift to full onsite depending on operations.
- Based in Makati City.
- Full-time, Executive role with strategic involvement in group direction.
