The Senior Vice President – Office Leasing & Commercial Strategy will lead the end-to-end leasing direction of a large-scale, multi-tower institutional office portfolio in a prime business district.
This role carries full accountability for occupancy performance, revenue optimization, tenant mix strategy, and long-term asset value enhancement. The position requires a commercially astute leader with a strong track record in handling high-density vertical office developments and securing major corporate and BPO accounts.
This is a strategic leadership role with direct impact on portfolio profitability and market positioning.
Key Responsibilities:
Portfolio Leadership & Strategy
  • Develop and execute the overall leasing strategy for a substantial institutional office portfolio.
  • Drive occupancy targets, absorption rates, and rental yield performance.
  • Lead market intelligence initiatives, competitor benchmarking, and pricing strategy.
  • Align leasing direction with broader asset management and investment objectives.
Revenue & Commercial Management
  • Oversee revenue forecasting, pipeline management, and deal conversion metrics.
  • Structure complex lease agreements, including long-term corporate and build-to-suit transactions.
  • Balance incentive structures with long-term portfolio value preservation.
  • Lead negotiations for large-format, multi-floor, and anchor tenant transactions.
Business Development & Market Positioning
  • Cultivate relationships with top-tier brokerage firms, multinational corporations, and BPO locators.
  • Drive acquisition of high-credit tenants to strengthen portfolio stability.
  • Represent the portfolio in strategic industry engagements and broker partnerships.
  • Elevate market positioning within the competitive office leasing landscape.
Team & Organizational Leadership
  • Lead and mentor a high-performing leasing team.
  • Set measurable KPIs tied to occupancy growth, revenue performance, and deal velocity.
  • Foster a commercially disciplined and performance-driven culture.
Stakeholder Management
  • Collaborate with Asset Management, Property Management, Finance, and Project Development teams.
  • Present leasing performance and pipeline insights to executive leadership.
  • Contribute to expansion planning and future office developments.
Tenant Retention & Stability
  • Oversee renewal strategies and tenant retention programs.
  • Proactively manage lease expiry pipelines.
  • Ensure sustained occupancy and long-term tenant partnerships.
Qualifications:
  • 12+ years of experience in commercial office leasing
  • At least 5 years in a senior leadership capacity
  • Proven experience managing large-scale, vertical office developments
  • Strong exposure to BPO, multinational, and corporate headquarters accounts
  • Demonstrated ability to close complex, high-value lease transactions
  • Deep broker network within Metro Manila commercial real estate market
  • Strong financial modeling and lease structuring capability
  • Bachelor's degree in Business, Real Estate, Finance, or related field
