Position: Property Manager
Salary: $6-$8 per hour + performance bonuses
Job Type: Full-time
Working Hours: Monday to Friday, 9:00 AM 6:00 PM CST (must remain flexible and responsive for client communication)

Responsibilities:

Tenant Relations & Rent Collection

  • Serve as the primary remote point of contact for tenants.

  • Conduct firm, professional conversations regarding late rent, lease violations, and disputes.

  • Enforce payment deadlines, issue notices, and escalate cases to legal/eviction when necessary.

  • Maintain accurate tenant records and ensure accountability.

Leasing & Marketing

  • Manage property listings and advertisements.

  • Screen prospective tenants and prepare lease agreements.

  • Coordinate tenant move-ins and move-outs, including inspections.

Maintenance & Operations

  • Create, assign, and track work orders for property repairs.

  • Coordinate with vendors, contractors, and runners for timely service.

  • Ensure maintenance issues are resolved in a cost-effective manner.

Administrative & Financial Oversight

  • Process, track, and report rent payments.

  • Monitor tenant delinquencies and generate financial updates.

  • Ensure compliance with lease agreements, company SOPs, and local regulations.

Decision-Making & Oversight

  • Make light business decisions on behalf of ownership when required.

  • Enforce consistency in daily operations through established SOPs.

  • Identify areas for improved efficiency and tenant compliance.

Important qualifications:

  • 2+ years of property management or related administrative experience.

  • Proficiency in Microsoft Excel and Word.

  • Excellent conflict resolution skills and ability to enforce rules.

  • Strong attention to detail and ability to multitask effectively.

Preferred qualifications:

  • Experience with Buildium property management software.

  • Familiarity with Trello or other task/project management tools.

  • Previous experience handling rent collection and tenant disputes.

  • Industry knowledge in real estate or rental property management.
