Role Overview

We are seeking an experienced and technically strong Manager – Facilities Management to oversee the smooth operation, maintenance, and management of high-rise commercial buildings, office towers, and retail facilities within a real estate development environment.

The selected candidate will be responsible for managing day-to-day MEP operations, maintenance planning, safety compliance, tenancy coordination, car park operations, budget preparation, and overall upkeep of commercial facilities. This role requires strong hands-on experience in MEP systems, facilities management, team leadership, and operational reporting.

Key Responsibilities

Facilities Operations & Maintenance

• Oversee the day-to-day operations, management, and maintenance of high-rise office towers, shopping malls, and commercial complexes.
• Manage MEP operations, including mechanical, electrical, plumbing, HVAC, fire protection, ELV, BMS, and telecommunication systems.
• Ensure smooth functioning of building services, utilities, car park operations, and general facility upkeep.
• Monitor facility performance and ensure operational issues are resolved efficiently.

MEP Planning & Compliance

• Plan, execute, and coordinate MEP operational programmes in line with established policies and procedures.
• Ensure all maintenance and operational activities comply with safety standards, regulatory requirements, and internal guidelines.
• Coordinate tenancy design-related work and ensure technical requirements are properly reviewed and managed.
• Identify operational risks and implement preventive actions to maintain service continuity.

Budgeting & Reporting

• Prepare annual operational and capital expenditure budgets.
• Monitor facility-related expenses and ensure activities are managed within approved budgets.
• Prepare monthly operational analysis reports and management reports.
• Maintain accurate documentation related to maintenance, inspections, compliance, and facility performance.

Team Leadership & Coordination

• Lead and supervise multidisciplinary maintenance teams across building services and facility operations.
• Coordinate with internal teams, contractors, vendors, tenants, and service providers to ensure smooth facility management.
• Support contractor management, service quality monitoring, and performance follow-ups.
• Provide guidance to technical teams to ensure high standards of maintenance and operational efficiency.

Candidate Profile

• Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or a related field.
• Master's degree or MBA will be an added advantage.
• Minimum 10–12 years of experience in MEP operations and facilities management.
• Experience in high-rise commercial buildings, office towers, shopping malls, or mixed-use developments is preferred.
• Strong hands-on experience in managing MEP systems, including HVAC, electrical distribution, plumbing, fire protection systems, ELV, BMS, and telecommunication systems.
• Proven experience in team leadership and supervision of multidisciplinary maintenance teams.
• Strong knowledge of safety standards, compliance requirements, and facilities management best practices.
• Excellent planning, coordination, reporting, and problem-solving skills.
• Ability to manage budgets, vendors, technical teams, and operational priorities effectively.
• Strong communication and stakeholder management skills.
