Role Overview

We are seeking an experienced and detail-oriented Contracts Manager to manage contract administration, payment verification, claims review, variation monitoring, and contractual documentation within a real estate and large-scale construction project environment.

The selected candidate will be responsible for ensuring all contractor payments, claims, variations, bonds, guarantees, insurances, and contract-related documents are properly reviewed, tracked, and administered in line with contract terms and project requirements. This role requires strong experience in contract management, quantity surveying, construction documentation, and standard construction contract forms.

Key Responsibilities

Contract Administration & Payment Verification

• Check and verify contractors' applications for payment, including IPA and IPC submissions.
• Ensure accuracy of rates, prices, quantities, and payment details in line with contract terms.
• Certify, monitor, and track payments to contractors and consultants.
• Ensure timely and accurate payment processing through proper documentation and verification.

Claims & Variation Management

• Review and advise on the validity of contractor claims.
• Ensure all necessary supporting documents are available for valuation and resolution.
• Review contract variations against original contract terms and conditions.
• Assess the impact of variations and ensure proper authorization before implementation.

Contract Documentation & Compliance

• Monitor and track the validity of all contractual documentation.
• Maintain records related to performance bonds, advance payment bonds, guarantees, and contractor insurances.
• Draft contractual correspondence and support contract-related communication.
• Ensure all contract documents are properly maintained, updated, and accessible when required.

Budgeting & Reporting Support

• Assist in the preparation of departmental budgets when requested by management.
• Support cost tracking, payment records, and contract-related reporting.
• Provide accurate updates on contract status, claims, variations, and payment progress.
• Support management decision-making through proper contract and cost documentation.

Stakeholder Coordination

• Coordinate with contractors, consultants, internal teams, and project stakeholders.
• Support smooth communication between technical, commercial, finance, and project teams.
• Provide contract-related guidance and clarification when required.
• Ensure contract matters are handled professionally, accurately, and within required timelines.

Candidate Profile

• Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• Minimum 10+ years of total professional experience.
• Minimum 5 years of experience in contract administration or contract management.
• Experience in large-scale construction, infrastructure, or real estate development projects will be preferred.
• Experience in Quantity Surveying or Contract Administration will be an added advantage.
• Proven expertise in checking and verifying payment applications, managing claims, and monitoring contract variations.
• Strong understanding of FIDIC, ICTAD, and other standard forms of contracts used in the construction industry.
• Exceptional attention to detail and strong analytical skills.
• Excellent communication, negotiation, and interpersonal skills.
• Proficiency in Microsoft Office, especially Excel and Word.
• Ability to manage multiple contract-related matters and meet deadlines effectively.
