ASSISTANT MANAGER Opportunity in Real Estate
Job Summary:
The Real Estate Manager will oversee and manage the company's real estate portfolio, ensuring efficient operation and maximization of property value. This role requires expertise in property management, leasing, budgeting, and maintenance, along with strategic oversight to support the growth and profitability of the organization's real estate investments.
Key Responsibilities:
- Property Management:
- Oversee day-to-day management of properties, including residential, commercial, and mixed-use buildings.
- Ensure timely maintenance, repairs, and inspections to maintain the value of the properties.
- Supervise tenant relations, addressing inquiries, resolving conflicts, and ensuring tenant satisfaction.
- Coordinate and supervise contracted vendors for maintenance and repair work.
- Leasing and Sales:
- Manage the leasing process, including marketing, tenant recruitment, and lease negotiations.
- Ensure occupancy rates are maximized through effective tenant retention and marketing strategies.
- Negotiate lease agreements, renewals, and amendments in line with company policies and market trends.
- Financial Management:
- Develop and manage property budgets, ensuring that expenses remain within budgetary constraints.
- Track and report on property revenues, expenses, and overall financial performance.
- Prepare monthly, quarterly, and annual financial reports for senior management.
- Work with the finance team to ensure accurate rent collection, expense tracking, and budgeting.
- Compliance and Legal:
- Ensure all properties comply with local, state, and country regulations.
- Monitor and maintain property licenses, permits, and insurance.
- Coordinate with legal teams for any issues related to contracts, evictions, and other legal matters.
- Strategic Planning:
- Develop long-term strategies for property portfolio growth and optimization.
- Analyze market trends to advise on potential acquisitions or dispositions of properties.
- Collaborate with other departments, including finance and operations, to align property management with broader organizational goals.
- Team Management:
- Supervise property management staff, including assistants, leasing agents, and maintenance teams.
- Provide training and development to ensure high performance and adherence to company policies and standards.
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, Finance, or related field.
- Minimum of 5 years of experience in property management or real estate operations.
- Proven experience in leasing, budgeting, and financial management.
- Strong knowledge of real estate market trends, property laws, and regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Strong organizational and time management abilities.
- Proficiency in property management software and Microsoft Office Suite.
Preferred Skills:
- Certification in property management (e.g., CPM, RPA).
- Experience with residential and commercial real estate portfolios.
- Knowledge of real estate investment strategies.
