Role Overview

We are seeking a commercially driven and results-oriented Manager – Investment Promotion (Land Sales) to identify, engage, and convert potential investors, developers, and corporate clients for land sales and real estate investment opportunities.

The selected candidate will be responsible for international client origination, regional market development, investor engagement, sales conversion, investment pitch presentations, and pipeline management. This role requires strong experience in real estate sales, investment promotion, client relationship management, and international business development.

Key Responsibilities

International Client Origination & Market Development

  • Proactively identify, approach, and develop potential international investors, developers, and corporate clients for land sales opportunities.
  • Independently manage and develop assigned target markets with a focus on key international regions.
  • Build strong client access channels across assigned markets.
  • Develop and maintain actionable client connections in at least one priority region such as South Asia, the Middle East, or Southeast Asia.

Client Engagement & Relationship Management

  • Initiate and maintain direct relationships with key decision-makers, including developers, investment institutions, family offices, and corporate clients.
  • Build trust-based relationships with potential investors and stakeholders.
  • Manage client communication professionally throughout the sales and investment promotion process.
  • Maintain confidentiality of sensitive client and transaction-related information.

Sales Conversion & Deal Execution

  • Drive the full sales process from initial outreach to deal closure.
  • Support land matching, proposal discussions, commercial negotiations, and transaction coordination.
  • Move qualified opportunities toward successful conversion through effective follow-up and relationship management.
  • Work independently to originate leads, manage client relationships, and drive transactions without heavy reliance on internal support.

Investment Pitching & Presentations

  • Conduct one-on-one presentations, investment pitches, and client briefings.
  • Support client visits and presentations to effectively communicate project value and investment opportunities.
  • Prepare and deliver clear, professional, and persuasive investment-related communication.
  • Present opportunities confidently to local and international stakeholders.

Pipeline Management & Market Intelligence

  • Build and manage a strong pipeline of potential investors and buyers.
  • Track client progress and ensure continuous follow-up on conversion opportunities.
  • Provide insights on investor preferences, capital trends, and competitive developments within assigned regions.
  • Participate in targeted roadshows, investor meetings, and industry events when required.

Candidate Profile

  • Bachelor's degree or above in Business, Marketing, Real Estate, Finance, or a related field.
  • Minimum 5 years of experience in real estate sales, land sales, investment promotion, or related business development roles.
  • Proven experience in direct client engagement and deal conversion.
  • Experience working with international clients will be strongly preferred.
  • Strong regional network with established client connections in at least one key region such as South Asia, the Middle East, or Southeast Asia.
  • Strong interpersonal, presentation, and basic negotiation skills.
  • Ability to work independently and take ownership of sales opportunities.
  • Strong commercial awareness with the ability to move opportunities toward closure.
  • Fluent English communication skills, both spoken and written.
  • Willingness to travel internationally when required.
