Deliver Property Improvements and Help Create Better Homes for Residents
We're recruiting an experienced and organised Project Manager – Capital Investment to support Southern Housing with the planning, coordination and delivery of property investment projects. This role combines project management, budget monitoring, contractor oversight and stakeholder engagement to help deliver improvements safely, efficiently and to agreed quality standards.
You'll work closely with property colleagues, consultants, contractors and residents, helping ensure investment works are well planned, disruption is managed and project outcomes meet the needs of the organisation and its residents.
About the Role
As Project Manager – Capital Investment, you'll manage allocated capital works projects, coordinating activities, monitoring progress and addressing issues that could affect delivery. You'll maintain oversight of programmes, budgets, risks and quality, helping progress projects through their assigned stages towards completion and handover.
The role requires strong organisational skills, sound technical judgement and the ability to balance construction requirements with clear communication and a resident-focused approach.
What you'll be doing:
- Managing allocated capital investment projects, coordinating planned improvement and refurbishment works to achieve agreed objectives.
- Developing and maintaining project programmes, identifying milestones, dependencies and actions needed to keep delivery on track.
- Supporting the preparation of project briefs, specifications and schedules of work, ensuring requirements are clear and appropriately documented.
- Contributing to procurement and contractor appointment processes, working with relevant colleagues to assess proposals and support value for money.
- Monitoring project budgets, expenditure and forecasts, investigating variances and escalating financial pressures promptly.
- Coordinating contractors, consultants and internal teams, clarifying responsibilities, progressing outstanding actions and resolving delivery issues.
- Monitoring progress and workmanship through site visits and project meetings, checking delivery against agreed specifications and raising concerns where necessary.
- Managing project risks and proposed changes, assessing their impact on cost, quality and timescales and obtaining the appropriate approvals.
- Maintaining oversight of project health and safety arrangements, working with appointed specialists and escalating concerns through agreed procedures.
- Supporting effective communication with residents and building users, helping coordinate access, explain proposed works and minimise disruption.
- Coordinating completion, handover and defect follow-up, ensuring relevant records, warranties and operational information are obtained.
- Preparing clear progress reports and maintaining accurate project records, documenting decisions, costs, risks and lessons learned.
Requirements
We're looking for a proactive, commercially aware and solutions-focused individual with relevant project delivery experience and the ability to manage competing priorities while maintaining high standards.
You'll ideally have:
- Experience managing capital investment, planned maintenance, refurbishment or construction projects, preferably within housing or a related property environment.
- Knowledge of building construction and property maintenance, with the ability to understand technical information and identify delivery challenges.
- Experience coordinating contractors and consultants, monitoring performance and addressing issues constructively.
- Experience managing project programmes, budgets and risks, including reviewing forecasts and controlling changes.
- An understanding of procurement and construction contract management, with confidence working within agreed procedures and delegated responsibilities.
- Experience monitoring works on site, checking quality and supporting completion and handover arrangements.
- Strong communication and stakeholder management skills, including the ability to explain technical matters clearly to residents and non-specialist colleagues.
- Awareness of construction health and safety responsibilities, recognising when specialist advice or escalation is required.
- Good organisational and IT skills, including confidence using spreadsheets, project documentation and reporting systems.
- Eligibility to work in the UK and the ability to provide employment references and complete the required pre-employment checks.
