We are seeking a Retail Location Sourcing Specialist in our Store Development department based at JAM Head Office.
The ideal candidate will have the ability to negotiate with landlords and property developers as well as having sound knowledge and understanding of property and contract law.
The role requires the ideal candidate to position JAM Clothing as a wanted and preferred tenant for landlords and developers whenever they have vacancies or are leasing new schemes. They will be required to achieve growth goals set out in financial plans while strategically planning store locations, new opportunities, store relocations, and store closures.

Requirements:
- Bachelor's degree in Building Science, Property Management, Financial Management or Law.
- Minimum 5 years of experience in Retail and /or Retail Property Management.
- Minimum 2 years experience in Property Negotiations and location sourcing or similar.
- Valid drivers license.
- Willingness to travel and overnight across South Africa.
- Willingness to work outside of office hours.
Responsibilities:
- Evaluation of developments in respect of Group strategic needs.
- Visit all existing outlets regularly (minimum once every 6 months).
- Investigate current locations with a view to expanding/reducing space to meet requirements.
- Investigate appropriate areas, towns, centres with a view to relocating existing stores to meet Group expansion/reduction requirements.
- Regular pre-beneficial occupation visits to evaluate progress and check performance in respect of Specification of Finishes.
- Communicate progress and or issues to Real Estate, Store development and Store Operations Management.
- Negotiate renewal terms in accordance with divisional mandates.
- Negotiate approval of Tenants and Sub-lease with Owners.
- Negotiate terms of Sub-leases with Sub-Tenants.
- Presentation of site information to relevant stakeholders in writing and or in person.
- Feasibility request and progress.
- Liaison with Store Operations and Store Development regarding Real Estate needs and project progress.
Job Knowledge:
- Advanced negotiation skills.
- Understanding of and compiling financial feasibility models.
- Knowledge of and understanding finance and budgeting processes.
- Knowledge and understanding of Property and Contract law.
- Understanding retail location principles.
- Understanding of retail operations processes.
- Knowledge of Property Market and its fundamentals.
