The General Manager (Commercial) reports to the Managing Director and manages all aspects of 2 shopping malls, including but not limited to mall operations, such as leasing, tenant relationships, financial planning, facilities management, and maintenance.

KEY RESPONSIBILITIES

  • Create a comprehensive business plan for the malls that includes all essential aspects of mall management.
  • Aim to provide the best possible guest service by focusing on key performance indicators such as surveys, mystery shops, audits, and speed of service.
  • Create sales and leasing strategies to discover new clients and bargain with potential tenants to increase revenue according to the business strategy.
  • Ensure the malls have the right mix of tenants and zoning that align with the business strategy and market demand to achieve the desired foot traffic.
  • Establishing and nurturing positive, long-lasting relationships with current tenants and Retail Groups is essential for securing ongoing and future business.
  • Reviewing and adjusting financial budgets, systems, and processes, as well as monitoring performance against budget, are important tasks in preparation.
  • Create plans and schedules for routine and scheduled maintenance.
  • Address tenants' complaints and requests.

REQUIRED EXPERIENCE

  • Minimum 10 years of mall management experience (Assistant General Manager level or above)
  • Experience in mall development, opening, and new site management
  • Graduate degree in either business or retail management
  • Extensive knowledge of the retail real estate industry
  • Strong business acumen and good technical knowledge of commercial facilities
  • Good understanding of mall management
  • Strong mall-specific financial acumen
  • Good understanding of mall leasing and marketing
  • Good understanding of tenant mix and zoning
  • Knowledge of managing leasing contracts and negotiation, exposure to tender management
  • Strong negotiation and interpersonal skills
  • Possess good English skills (both written and spoken)
  • A good team player with strong analytical skills
