As a Senior Quantity Surveyor, your mission is to ensure the financial success and cost efficiency of high-quality interior construction projects.

You will lead cost planning, procurement, and contract management, ensuring projects are delivered on budget, on time, and to the highest standards.

By leveraging your expertise in fit-out estimating, value engineering, and risk management, you will drive profitability while maintaining client satisfaction and compliance with industry regulations.

A. Operations:

1. Leadership of the team: Leading the team in completing tasks and achieving objectives through guidance and empowerment.
2. Cost Saving Strategies: Recommend cost-saving techniques to cut down on unnecessary expenses.
3. Contracts Management: Creating, reviewing and negotiating the terms of pre and post contracts.
4. Client Enquiries: To receive enquiries from clients to evaluate.
5. Client Management: Liaise with clients and manage communication.
6. Client Expectations: Set, track & manage expectations with clients.
7. Contracts Management: Create & manage the pre and post contracts and the change process of contracts.
8. Subcontracts Database: Record and update the subcontractors with their details in the database.
9. Materials Database: Record and update the materials and items with their details in the database.
10. Materials Alternatives: Study, compare and recommend alternatives for materials & items.
11. Market Awareness: Study and generate reports on relevant market research and trends.
12. Pioneering Ideas & Products: Study and introduce from different markets, with focus on sustainable, eco-friendly and innovative technologies. 

B. Project Initiation:
1. Project Estimation: Estimate quantity, material and labour hours.
2. Project Requirements: Ensure clients requirements are covered.
3. Project Overview: Study the site to formulate the scope of work.
4. Bills of Quantities: Prepare, create and manage the process of creation of the bill of quantities.
5. Tenders: Study, prepare and manage the application process for tenders.
6. Supplier Management: Inquire, obtain quotations and negotiate with suppliers involved with the project.
7. Quotation: Prepare project quotation for the client and coordinate with the accountant.
8. Profitability Analysis: Conduct analysis and adopt techniques to ensure profitability.
9. Samples: Coordinate and support in arranging for samples when required. 

C. Project Planning:
1. Drawings: Understand & implement drawings and markings as per requirements.
2. Site Measurements: Manage and implement the process of taking site measurements.
3. Drawing Verification: Cross-verify drawings to ensure accuracy and compliance with requirements.
4. Project Success Factors Planning: Ensure PSF inclusion in project plan. 

D. Project Execution:
1. Variations Orders: Manage the variation orders as per requirements.
2. Additional Work: Manage the process of additional work as per requirements. 

E. Project Monitoring & Controlling:
1. Payments: Manage & support the mediation between clients and the accountant on work done invoicing. 

F. Project Closing:
1. Project Success Factors Evaluation: Evaluate and report PSF for each project.
2. Learning Log: Create a log to accumulate learning for future projects, report to team.
3. Returns: Facilitate and manage the process of returning materials and items to suppliers.
