Key Role
Lead the technical and operational management of a commercial real estate asset, ensuring safe, compliant, and high-performing building operations. Oversee maintenance, health & safety, and tenant experience through data-driven management using CAFM and digital tools to deliver service excellence and asset value enhancement.
Job Purpose
To manage all aspects of building performance, maintenance, and tenant liaison for a commercial property. The Building Manager acts as the central coordination point between landlords, tenants, and service providers—ensuring operational continuity, proactive maintenance, and positive occupant experience within a technology-enabled environment.
Key Responsibilities
Operational & Technical Management
- Implement and manage planned preventive maintenance (PPM) using SFG20 standards within a CAFM system.
- Lead technical FM operations including HVAC, electrical, plumbing, fire systems, façade systems, lifts, and generators, ensuring all assets operate safely and efficiently.
- Conduct daily site inspections and building walkthroughs to identify maintenance, safety, and housekeeping issues; drive timely resolution.
- Analyse building performance and energy consumption, recommending cost-efficient and sustainable improvements (e.g. LED retrofits, chiller optimization, water conservation).
- Manage contractors and service providers to ensure adherence to Service Level Agreements (SLAs), Key Performance Indicators (KPIs), and HSE standards.
Health, Safety & Compliance
- Enforce HSE standards across all activities.
- Conduct and document risk assessments, method statements (RAMS), and toolbox talks.
- Maintain statutory compliance for fire systems, lifts, pressure vessels, and electrical installations.
- Build a strong safety culture through visible leadership and routine HSE audits.
- Develop, maintain and test business continuity plans, emergency response procedures, and crisis management protocols
Tenant & Stakeholder Liaison
- Act as the primary point of contact for tenants, ensuring issues are addressed promptly and professionally.
- Coordinate tenant move-ins, fit-outs, and move-outs in compliance with building regulations and safety requirements.
- Conduct periodic tenant satisfaction reviews and communicate service improvements.
- Liaise with leasing, finance, and property management teams on occupancy, rent, and operational matters.
Technology & Reporting
- Use CAFM, digital dashboards, and IoT systems for asset tracking, reactive work orders, and PPM monitoring.
- Maintain accurate building asset registers, service reports, and budget trackers.
- Prepare monthly FM performance reports covering maintenance KPIs, cost summaries, incidents, and tenant feedback.
- Support integration of energy management, and predictive maintenance tools.
Financial & Administrative Control
- Manage the annual OPEX budget, monitor expenditure, and recommend efficiency savings.
- Validate supplier invoices against purchase orders and service records prior to approval.
- Support annual service charge reconciliation and budget forecasting.
Team Leadership
- Lead daily team briefings and delegate work effectively to technicians and supervisors.
- Identify training needs and support upskilling in technical and customer-service competencies.
- Foster a proactive, collaborative work culture that aligns with IREPs standards of professionalism and client focus.

- Strong diagnostic mindset for mechanical/electrical issues.

Qualifications & Experience
- Bachelors degree in Mechanical, Electrical, or Building Services Engineering (or related discipline).
- Minimum 9-11 years experience in Facilities or Building Management within commercial real estate or mixed-use properties.
- Strong technical knowledge of HVAC, MEP, life-safety systems, and energy management.
- Proven ability to use CAFM platforms and comfort with reporting dashboards and analytics.
- Sound knowledge of HSE legislation, risk assessment, and permit-to-work systems.
- Excellent stakeholder and tenant communication skills, with strong service orientation.
- Demonstrated leadership and vendor-management capability.
Work Environment
- Based on-site within a commercial building environment.
- Frequent movement between plant rooms, tenant floors, and external areas.
