Role Introduction

The Maintenance Manager shall take lead to ensure the safe and efficient maintenance management of the MEP Services, BMS and Architectural facilities within the precinct consisting of sports events, entertainment events, F&B and shopping mall; maintain the building to the highest possible standards, to ensure all key projects are effectively delivered and that systems & technology are managed in line with appropriate guidance, warranties, best practices and licensing requirements. He/she also need to manage the team and associated contractors and work closely with the other service delivery departments to ensure high levels of customer satisfaction are consistently achieved.


Key Responsibilities

  • Ensure all plant and equipment is tested and maintained at the correct intervals recommended by the manufacturers and in line with industry standards.
  • Determine work procedures, prepare work schedules, and examine work for completeness and quality. Organize scheduling to achieve greatest efficiency while maintaining event deadlines.
  • Identify and facilitate discussion and decisions about issues that may affect venue and events ensuring the successful event delivery.
  • Maintain records and input information using the management software program.
  • Develop and implement maintenance management services to support event planning and delivery in line with company event management procedures. Support the preparation of comprehensive plans to ensure the operation will adhere to and surpass health and safety standards and deliver the quality of building services required (HACCP, ISO14001, BEAM Plus, BREEAM and LEED).
  • Maintain, repair, operate and monitor the facility's controls, emergency power, electrical, HVAC, lighting and security systems as required for the safe and efficient operation of the facility.
  • Ensure all staff and sub-contractors follow all safety rules and regulations and always maintain a safe work environment; trained and experienced in their appointed role and keep training records. Comply with statutory regulations including licenses, insurance and certifications.
  • Understand all emergency procedures and contingency plans and ensure all staff are trained and competent in their execution.
  • Provide leadership and guidance in the planning & execution of high-quality building facilities resulting in the delivery of quality events.
  • Operate within budgetary guidelines. Assist with the capital budget as related to the facility upgrades and energy conservation programs.
  • Develop energy conservation program to help reduce energy consumption in a sustainable way.
  • Develop good communication with relevant authorities and emergency services ensuring a quality relationship is in place and ongoing management of these relationships.
  • Ensure all information is communicated effectively with internal departments, external customers, and contractors.
  • Supervise employees; recommend personnel actions such as promotion, discipline or discharge; and interview, select and train personnel.
  • Manage and maintain any fixtures and fittings along with all internal equipment utilized by other departments.
  • Attend events as required.
  • Work extended and/or irregular hours including nights, weekends, and holidays, as needed.
  • Any other duties as required by Assistant/General Manager - Assets & Facilities.


Requirements

  • Degree holder in Building Services, Electrical, Mechanical Engineering related discipline.
  • MHKIE, BSOMES or equivalent professional qualification is preferred.
  • Minimum 10 years relevant experience in MEP and BMS maintenance works with 5 years at supervisory level in scaled properties.
  • Have a professional knowledge of Building Management Ordinance, Building Ordinance, Building Energy Code, Fire Safety Management and/or other related building operation guideline or best practice.
  • Familiar with Building Management System (BMS), Safety Management System and/or others facilities management software such as Maximo/Planon (Computerized Maintenance Management System).
  • Strong sense of risk; Good skills in management, supervisory, interpersonal and communication.
  • Self-motivated and able to work under pressure.
  • Good command of spoken and written English and Chinese; ability to speak Putonghua is a definite advantage.
