5 years minimum in real estate analysis and valuation.
(Saudi market experience is a preferred advantage, not a mandatory
requirement.)
International real estate valuation methodologies (Sales
Comparison, Income Approach, Residual Land Value)
Feasibility studies and financial modeling (DCF, NPV, IRR, WACC)
Highest & Best Use (HBU) studies
Market analysis: supply and demand, pricing trends, occupancy
rates
Risk registers, sensitivity analysis, and scenario modeling
Advanced Excel, financial modeling tools, and GIS
Familiarity with Saudi real estate data platforms (Aqar, General
Authority for Real Estate) — preferred
Job duties description Collect and analyze real estate data from official and market sources
Review foundational property documents and prepare standardized
asset cards
Prepare Property Information Packages (PIPs) for each asset
Execute property valuations using standard methodologies (Sales
Comparison, Income Approach, Residual Land Value)

Prepare feasibility studies: demographic analysis, market and
competition review, SWOT, financial modeling
Conduct market analysis: pricing trends, supply and demand
dynamics, gap identification
Build competitor comparables matrices with documented
adjustments
Support the marketing department with validated, analysis-backed
data
Produce valuation range outputs (Low / Base / High) for
decision-makers
Prepare Highest & Best Use (HBU) studies per international
standards when required
Maintain risk registers and scenario analysis (Best / Base / Worst)
as supporting tools

Experience in development projects in Riyadh, Jeddah, and the
Eastern Province
Knowledge of Vision 2030 projects and their impact on the real
estate market
Experience with real estate investment trusts (REITs)
TAQEEM certification from the Saudi Authority for Accredited
Valuers
Track record in feasibility reports for projects valued at SAR 100M+
