This Area Manager role is responsible for supervising and guiding Client Services Managers (CSMs) who oversee the operational and client management aspects of designated sites within their clusters. The Area Manager provides regional oversight across all assigned sites and is accountable for occupancy performance, client retention, and revenue growth, including coworking, virtual offices, and community engagement events.

This role focuses on strategic leadership, performance governance, and cross-functional coordination, working closely with the Technical Support Team, Client Experience Team, Sales, and other internal departments to ensure consistent service delivery, revenue optimization, and high client satisfaction across Cebu Sites

1. Leadership and Management

  • Supervise Cluster Managers: Provide leadership, coaching, and governance to CSMs 

  • Performance Management: Set clear expectations, review KPIs, and drive accountability across all Cluster Managers.

  • Regional Strategy: Develop and implement regional strategies focused on retention, ancillary revenue growth, and service consistency.

  • Governance & Oversight: Ensure site managers are aligned with standards, processes, and escalation protocols across all locations.


2. Occupancy & Revenue Management

  • Regional Occupancy Oversight: Ensure occupancy strategies are executed consistently by CSMs

  • Ancillary Revenue Ownership: Oversee execution, performance and growth of:

    • Coworking / pro-working

    • Virtual Offices

    • Community engagement and revenue-generating events

  • Revenue Optimization: Identify gaps and opportunities across sites and work with Sales and Client Services teams to close them.


3. Client Relationship & Retention

  • Escalation Management: Act as the escalation point for all Cebu based clients 

  • Retention Strategy Execution: Ensure renewal, expansion, and retention initiatives are effectively implemented by Cluster Managers.


4. Account Growth & Commercial Support

  • Renewals & Expansions Governance: Oversee renewal discipline and pipeline health across clusters.

  • Upselling & Cross-Selling Enablement: Ensure teams actively promote ancillary products and collaborate with relevant revenue owners.


5. Facility & Service Governance

  • Service Standards Oversight: Ensure site managers maintain facilities and service delivery aligned with company standards.

  • Issue Escalation: Oversee resolution of complex or repeated operational and facility-related concerns.


6. Reporting & Analysis

  • Regional Performance Reporting: Track and analyze performance across:

    • Occupancy

    • Retention

    • Ancillary revenues

    • Client satisfaction

  • Insights & Action Plans: Translate data into corrective actions and strategic initiatives.

  • Coordination with Manila Team

7. Team Development & Collaboration

  • Capability Building: Coach and develop Cluster Managers, particularly in commercial acumen, client handling, and leadership.

  • Cross-Functional Alignment: Ensure strong coordination with Sales, Marketing, CX, Technical Support, and Facilities teams.
