About the Role

We're hiring a Senior Maintenance Manager to lead the remote maintenance department for a growing portfolio of single-family rental homes in the U.S. This is a senior leadership role-not a stepping stone. You'll own the department's strategy, performance, KPIs, and vendor relationships across multiple markets.

You'll manage a remote team (2 Maintenance Coordinators + 1 Assistant Manager) and drive outcomes in cost control, vendor quality, and issue resolution. This role requires strong operational thinking, remote team leadership, and hands-on knowledge of residential systems.

Success in this role looks like:

  • Hitting maintenance cost targets while improving tenant satisfaction
  • Increasing first-call diagnostic accuracy to 95%+
  • Building a scalable vendor network in 36 U.S. metros
  • Designing and rolling out better processes and SOPs
  • Developing a high-performing remote team with clear KPIs and accountability

Key Responsibilities

  • Team Leadership: Manage and coach a small remote team; drive accountability and performance culture
  • Maintenance Strategy: Own the department roadmap; improve SOPs, tech stack, and vendor coverage
  • Vendor Management: Source, negotiate, and enforce standards for vendors across multiple regions
  • P&L Ownership: Own and manage the department budget; reduce costs without sacrificing quality
  • Diagnostics: Use remote tools (video, photo, interviews) to ensure high first-call resolution
  • Escalation Management: Act as the final decision-maker for complex or high-stakes issues
  • Process Improvement: Identify and implement operational improvements across the department

Requirements

  • 3-5+ years leading maintenance operations at a property management company (single-family or multi-family)
  • Experience managing remote teams and scaling vendor networks across geographies
  • Deep understanding of residential systems: HVAC, plumbing, electrical, roofing, etc.
  • Hands-on experience with phone-based troubleshooting and remote diagnostics
  • Full ownership of department-level KPIs and budgets (not just a team or region)
  • Proficiency with tools like Property Meld, AppFolio, and related maintenance platforms
  • English fluency: C1+ level
  • Time zone alignment with U.S. business hours

Preferred Qualifications

  • Experience leading remote maintenance teams for U.S.-based property firms
  • Background in operations strategy, continuous improvement, or SOP development
  • Familiarity with U.S. housing regulations and maintenance codes

Compensation & Logistics

  • Annual Salary: $35,000$45,000 USD
  • Location: Remote from Latin America
  • Working Hours: Full-time, U.S. hours (must overlap with EST/CST)
  • Reporting to: Director of Property Operations
  • Tools: Property Meld, AppFolio, and other internal systems
