About the job Project Manager - Technical Due Diligence
Our client is a Tier 1 global leader in logistics warehouse development focusing on the Europe, specifically Germany as key a market. They are seeking an experienced and enthusiastic Project Manager – Technical Due Diligence based in Frankfurt, Germany. In this pivotal role, will lead the delivery of building surveys, including pre-acquisition, acquisition (Technical Due Diligence), building condition, dilapidations, and end-of-tenancy surveys across a diverse portfolio of industrial assets.
The candidate will bring a strong technical foundation and proven project management experience in industrial building development across Germany and/or Europe. The role demands the ability to manage multiple concurrent projects while contributing to the broader investment and development strategy.
Key Responsibilities:
- Perform site inspections and surveys to inform early-stage investment decisions.
- Manage all aspects of TDD including ESG, environmental due diligence, soil investigations, and engagement with specialist consultants.
- Advise the investment team throughout acquisition and disposal processes, highlighting risks and mitigation strategies.
- Work closely with development, BD, and asset teams to assess feasibility, regulatory constraints, CAPEX forecasts, and timeline assumptions.
- Define and maintain short- and long-term investment needs across the asset lifecycle.
- Monitor technical and regulatory developments, proactively addressing project and asset-level risks.
- Liaise with local developers and partners to assess technical proposals and oversee implementation of cost-effective, compliant solutions.
- Track project KPIs, budgets, and milestones; initiate corrective action where required.
- Define scopes of work and assist in consultant/contractor procurement aligned with technical and commercial goals.
- Assess project variations for schedule and cost impacts and ensure timely stakeholder communication.
- Deliver professional project reporting and insights to internal and external stakeholders.
Qualifications & Experience:
- University degree in Engineering, Construction Management, or related discipline.
- Minimum 10 years in industrial real estate or construction project management, with solid experience delivering Technical Due Diligence (TDD) across Germany or Europe.
- Strong knowledge of building surveys, industrial construction practices, and engineering compliance.
- Demonstrated experience across all stages of building condition assessments and compliance surveys.
- Familiarity with asset acquisition, forward funding, and development processes.
- Proven ability to work across functional and geographic teams and under tight deadlines.
- Working knowledge of ESG standards and sustainable construction practices.
- Excellent written and verbal communication skills, including reporting and presentation preparation.
- Fluency in English and German required; proficiency in Chinese or another European language preferred.
- Independent, proactive, culturally agile, team-oriented, and comfortable in a fast-paced, multi-project environment.
