Our client is a global leader in developing logistics warehouses, focusing on the Middle East, specifically UAE as a key market. They seek a Project Manager who will lead and support all aspects of development activities for new and existing industrial and logistics assets across Dubai. This includes development management, acquisition support, and refurbishment projects. The ideal candidate brings strong local market experience in planning, execution, and stakeholder engagement to deliver high-impact projects aligned with business growth and asset value creation strategies.
Key Responsibilities:
Asset Acquisitions
- Manage technical due diligence and site inspections for asset/land acquisitions.
- Conduct market research and source relevant data to support acquisition decisions.
- Coordinate with internal teams, consultants, and authorities to gather required information.
- Identify technical gaps and risks during the due diligence process.
- Define CAPEX requirements for long-term asset value enhancement.
- Stay updated on market trends and regulatory changes affecting development.
Project Development
- Oversee end-to-end development lifecycle from inception to completion.
- Manage planning, design, construction, and occupancy phases within timelines and budgets.
- Drive refurbishment and alteration works while minimizing disruption to operations.
- Ensure regulatory compliance and stakeholder engagement throughout development phases.
- Monitor project delivery against commercial KPIs and milestones.
Design & Engineering
- Collaborate with the in-house Design Team to align on development strategy and engineering needs.
- Provide technical input and manage design consultants (architects, engineers, specialists).
- Ensure all design activities meet regulatory standards, zoning, and environmental codes.
- Coordinate permits and approvals required for project execution.
- Maintain compliance with internal quality standards and regulatory requirements.
Procurement
- Support Procurement Team with defining scope of work (SoW), tendering, and awarding contracts.
- Collaborate on bid evaluation and selection processes.
- Assist in cost management, budgeting, and contract administration.
- Monitor cost performance and manage changes impacting cost and schedule.
- Ensure procurement and costing processes are aligned with project goals.
Reporting
- Provide timely and detailed project updates (daily/weekly/monthly) on cost, quality, and schedule.
- Consolidate reports from vendors and ensure open issues and risks are addressed.
- Prepare high-quality presentations and updates for senior management and stakeholders.
- Track KPIs and flag any variances, proposing corrective actions as needed.
Qualifications & Experience:
- Bachelor’s degree in Structural Engineering, M&E Engineering, Project Management, or related field.
- Minimum 7 years of project management experience in industrial and/or logistics development.
- Proven knowledge of local UAE regulations, planning, legal, and compliance processes.
- Strong understanding of health & safety, ESG, and sustainable development practices.
- Familiarity with RIBA (Royal Institute of British Architects) stages or local project framework equivalents.
- Strong interpersonal, communication, and stakeholder engagement skills.
- Ability to manage multiple projects and prioritize under pressure.
- Proactive, independent, culturally adaptable, and results-driven.
- Fluent in English; Chinese and Arabic languages are advantageous.
