Our client is a global leader in developing logistics warehouses, focusing on the APAC region, specifically Singaporeas a key market. They seek an experienced and driven Project Manager - Industrial & Logistics Assets, to lead and support the planning, development, and execution of industrial and logistics real estate projects across APAC.
The successful candidate based in Singapore will oversee a broad range of initiatives including greenfield development, asset acquisition, and refurbishment of leased properties to drive long-term asset value and operational performance.
Key Responsibilities
Asset Acquisitions
- Provide technical input on prospective acquisitions including design, feasibility, and costs.
- Conduct and manage technical due diligence and preliminary inspections.
- Coordinate with stakeholders and regulatory bodies to secure required data.
- Lead external consultants to identify risks and technical gaps.
- Assess market standards and define CAPEX for asset enhancement.
- Remain current with industry trends and regulatory developments.
Project Development & Management (Greenfield)
- Manage end-to-end development process from planning through handover.
- Coordinate with developers and authorities to protect project interests.
- Oversee design, engineering, construction, and occupancy phases.
- Drive project delivery within timelines, budgets, and regulatory frameworks.
- Engage in contractor tendering, contract negotiation, and cost management.
- Manage construction oversight, requisition reviews, and stakeholder engagement.
Project Management (Renovation/Refurbishment)
- Lead lifecycle of renovation works for leased industrial properties.
- Maintain communication with tenants to minimize operational disruption.
- Manage budgets, schedules, safety, and quality compliance.
- Conduct risk assessments and develop mitigation strategies.
- Ensure high standards of delivery while optimizing cost controls.
Design & Engineering
- Align internal design team and consultants with development goals.
- Ensure regulatory compliance, zoning, and environmental standards are met.
- Participate in consultant selection and design review processes.
- Maintain quality assurance across all phases of project design.
- Support authority approvals and documentation readiness.
Procurement & Cost Management
- Support preparation of SoWs and tender packages with Procurement Team.
- Assist in cost estimation, change orders, and contract administration.
- Evaluate contractor bids and recommend awards.
- Monitor project costs and implement corrective measures when needed.
- Coordinate closely with Costing Team on financial control measures.
Reporting
- Deliver regular project updates (Daily/Weekly/Monthly) on cost, schedule, and quality.
- Compile and present stakeholder reports and dashboards.
- Track performance metrics and risk mitigation measures.
- Collect supplier reports and ensure timely resolution of open issues.
- Facilitate clear internal communication and leadership alignment.
Qualifications & Requirements
- Bachelor’s degree in Structural, M&E Engineering, Project or Construction Management.
- Minimum of 7 years’ experience in industrial or logistics project development.
- Strong knowledge of APAC construction and regulatory environments.
- Familiarity with CAPEX planning, construction law, and safety compliance.
- Excellent stakeholder management and cross-functional coordination skills.
- Demonstrated leadership and ownership in complex project environments.
- Fluent in English and Chinese; knowledge of Malay, Bahasa, Japanese, or Vietnamese is a plus.
- Willingness to relocate within APAC based on project needs (relocation support available).
