Project Manager/Development Manager
Job Description:

We are seeking a Project Manager to join their Edmonton-based team. This is an exciting opportunity for a driven and detail-oriented professional to be actively involved in both the financial and operational aspects of the business, working closely with the Development Manager to bring projects to life and ensure their successful execution.
Role Responsibilities
- Assist the Development Manager with inventory analysis, competitor analysis, project scheduling, pricing, cost estimates, vendor contracts, and invoicing.
- Prepare and submit documentation to the city, including payments, permit applications, and related correspondence.
- Track Development Agreements and ensure timely submission of required documentation.
- Manage land titles schedules and coordinate endorsement package preparation and delivery.
- Address builder-related concerns, including on-site issues, damage claims, and invoice reviews.
- Handle customer inquiries and complaints promptly and professionally via email and phone.
- Maintain and update the Final Acceptance Certificate (FAC) and Construction Compliance Certificate (CCC) for project phases.
- Attend site inspections, liaising with contractors and municipal inspectors.
- Monitor Letters of Credit (LOC) releases and reductions to ensure compliance with agreements.
- Conduct regular site visits to verify progress, quality, and compliance.
- Update project schedules and review cost reports to track progress against budgets and timelines.
- Oversee show home programs, private amenity operations, and marketing plan implementation.
- Liaise with builders, sales staff, and oversee public relations, promotions, and market research programs.
Role Requirements
- Post-secondary education in a relevant discipline, with 3-5 years of related experience.
- Strong organizational and analytical skills, with proven ability to manage multiple priorities and deadlines.
- Results-oriented, ambitious, and forward-thinking with a high level of creativity and problem-solving ability.
- Experience in project management, budgeting, and contract administration.
- Ability to foster strong relationships with contractors, municipal representatives, and internal teams.
- Proficiency in coordinating marketing initiatives and managing public relations programs.
- A strong aptitude for marketing and sales within a development environment is an asset.
- Excellent communication skills, both written and verbal, with a commitment to high-quality work.
