Are you a strategic deal-maker who can identify a high-traffic "A-list" location from 30,000 feet? Our franchise group, a well-established leader in the Quick Service Restaurant (QSR) industry, is seeking a Remote Director of Real Estate to lead our aggressive market expansion.
While this role offers the flexibility of a remote base, you will be the boots-on-the-ground visionary for our brands physical footprint. We need a leader who can manage a multi-state pipeline from their home office while maintaining the "hustle" required to secure prime real estate in a competitive market.
The Role
As the Director of Real Estate, you will own the entire site acquisition lifecycle. You will leverage data and your professional network to find the next generation of high-performing QSR hubs, managing everything from initial scouting to the final lease execution.
Key Responsibilities:
- Remote Pipeline Management: Utilize digital tools and site-selection software to manage a robust multi-state development pipeline.
- Site Scouting & Selection: Identify and secure prime QSR locations (drive-thru, end-cap, and urban infill) through a mix of virtual analysis and physical site visits.
- Masterful Negotiation: Lead all aspects of Letter of Intent (LOI) and lease negotiations remotely, ensuring terms align with our long-term financial goals.
- Broker Management: Build and manage a high-performing network of external brokers across various geographic territories.
- Executive Presentations: Prepare and virtually present "Site Approval Packages" to the leadership team, including pro-forma financials and competitive trade area maps.
- Due Diligence: Navigate local zoning, permitting, and entitlement processes in various jurisdictions.
What You Bring to the Table
- Experience: 7+ years in commercial real estate, specifically focused on QSR, retail, or fast-casual.
- Remote Proficiency: Proven ability to work autonomously, stay organized, and drive results without a traditional office environment.
- Analytical Tools: Experience with GIS and site-selection platforms (e.g., SiteZeus, Buxton, or ESRI).
- The "Rolodex": Strong existing relationships with national and regional developers and landlords.
- Travel Flexibility: Willingness to travel up to 50% to conduct on-site evaluations and attend crucial local meetings.
- Negotiation Skills: A track record of closing complex transactions with favorable terms.
