Job Role

The Sales Manager is responsible for leading the end-to-end sales strategy and execution for premium land and luxury property developments across Bali, Lombok, and Sumbawa. This is a senior, individual-contributor role focused on high-value deal closing, working directly with the business owner and co-founder.

The role requires strong capability in selling to high-net-worth individuals (HNWIs) and international investors, promoting exclusive land plots and villa properties. Success in this position is driven by the ability to independently generate revenue, build strong client relationships, and consistently close high-value transactions in a niche luxury real estate market.

Key Responsibilities

  • Drive end-to-end sales of luxury land plots, villas, and premium real estate assets
  • Develop and execute sales strategies to achieve monthly and annual revenue targets
  • Identify, engage, and maintain relationships with HNWIs, investors, and international buyers
  • Conduct property presentations, site tours, and high-level negotiations to close deals
  • Collaborate with marketing teams to align sales execution with promotional activities
  • Represent the company at exhibitions, events, and client meetings across Bali, Lombok, and Sumbawa
  • Prepare regular sales forecasts, performance reports, and market insights for management
  • Build and maintain a strong personal sales pipeline for high-value transactions

Candidate Requirements

  • Minimum Bachelor’s Degree in any relevant field
  • Minimum 7 years of experience in sales, with at least 5 years in managerial or senior strategic roles
  • Minimum 5 years of proven experience in luxury real estate or high-value property sales
  • Strong track record of closing high-ticket transactions (land, villas, or premium hospitality assets)
  • Experienced in dealing with HNWIs, investors, and international clients
  • Strong negotiation, networking, and relationship-building skills
  • Self-driven, target-oriented, and able to operate independently in a lean structure
  • Willing to be based in Bali and travel frequently to Lombok and Sumbawa
  • Business-level English proficiency (spoken and written)
