Job Role

The Sales Manager is responsible for leading and transforming the performance of a field-based sales team within the residential property sector. This role requires a hands-on leader who can drive discipline, improve productivity, and elevate a team of sales agents into high-performing closers capable of managing the full mortgage (KPR) sales cycle.

The role also serves as a key market connector between the organization and external stakeholders such as banks, corporate institutions, government bodies, and community networks. Success in this position is defined by the ability to consistently drive sales performance across both subsidized and commercial housing portfolios while strengthening market penetration in targeted regional areas.

Key Responsibilities

  • Lead, motivate, and enforce discipline across a 10–15 member sales team to achieve monthly and annual targets
  • Manage end-to-end residential property sales processes (subsidized and commercial units)
  • Oversee full mortgage (KPR) lifecycle from lead generation to final contract completion
  • Develop and execute regional sales strategies across priority market corridors
  • Build and maintain partnerships with banks, corporate institutions, government bodies, cooperatives, and labor unions
  • Plan and execute offline marketing activities, field campaigns, and community-based sales events
  • Monitor daily sales performance and ensure strong accountability across the team
  • Prepare structured sales reports and performance dashboards using Excel for management reporting

Candidate Requirements

  • Minimum Diploma (D3) or Bachelor’s Degree in Business, Marketing, Management, or related field
  • Minimum 7 years of total sales experience, with at least 5 years in managerial or leadership roles
  • At least 3 years of experience in landed residential property sales (both subsidized and commercial)
  • Proven experience managing sales teams (minimum 5 subordinates, ideally 10–15 members)
  • Strong network in mortgage (KPR), banking, and regional property markets
  • Strong leadership capability with ability to enforce discipline and improve team performance
  • Skilled in Excel reporting, sales planning, and performance tracking
  • Strong negotiation, communication, and stakeholder management skills
  • Basic English proficiency
