Job Role

The Site Manager is responsible for leading and controlling all on-site construction activities for large-scale residential housing projects. This role ensures that construction progress is executed according to schedule, quality standards, and budget expectations, while actively resolving field issues in real time without waiting for central instructions.

In addition to technical site supervision, the role plays a critical part in managing relationships with local communities and stakeholders surrounding the project site. The Site Manager is expected to be highly proactive, decisive, and hands-on in driving project execution from land preparation through infrastructure development to housing completion and handover.

Key Responsibilities

  • Supervise daily construction activities and ensure work quality meets technical and company standards
  • Monitor project progress using MS Project, including critical path tracking and delay analysis
  • Manage full site execution from infrastructure works to housing unit construction and handover
  • Oversee site resources including contractors, workers, materials, and equipment utilization
  • Identify and resolve on-site issues quickly without waiting for head office direction
  • Handle community relations and act as the main liaison for local residents and stakeholders
  • Manage complaints, coordinate resolutions, and maintain harmonious site environment
  • Conduct quality control inspections to ensure structural and finishing compliance
  • Control material usage and support cost efficiency through stock and usage monitoring
  • Prepare regular technical progress reports and updates for the Technical Director

Candidate Requirements

  • Minimum Bachelor's Degree (S1) in Civil Engineering (Architecture background not preferred)
  • Minimum 5 years of experience as Site Manager or Construction Supervisor in real estate development
  • At least 2 years of experience in landed residential housing projects (high-rise experience not relevant)
  • Proven experience managing large-scale residential developments (500–1,500+ housing units)
  • Strong experience in full project lifecycle (land clearing, infrastructure, construction, handover)
  • Proficiency in MS Project (WBS, critical path analysis, delay tracking)
  • Strong knowledge of residential civil structure, drainage, and soil conditions (West Java context preferred)
  • Experience in site budgeting, material control, and stock opname processes
  • Strong quality control capability in structural and finishing works
  • Ability to produce clear technical reporting for senior management
  • Basic English proficiency
  • Strong leadership mindset: proactive, decisive, problem-solving oriented, and resilient in field conditions
  • Open to using digital tools and improving site management systems
