Summary
We are seeking a highly motivated and results-driven Licensed Real Estate Agent to join our team in Cyprus. The ideal candidate will act as a professional intermediary between buyers, sellers, landlords, and tenants, ensuring smooth, transparent, and legally compliant property transactions across residential and/or commercial sectors. This role requires in-depth knowledge of the Cypriot property market, local laws, and a commitment to ethical practice.
Key Responsibilities
Client & Transaction Management
- Intermediary Role: Act as the primary contact and facilitator for all communications and negotiations between property owners and prospective buyers/tenants.
- Client Consultation: Interview clients to determine their property needs, financial capabilities, and preferences, and advise them on current market trends and property values in Cyprus.
- Property Matching: Qualify potential buyers/tenants and match them with suitable properties from the agency's portfolio.
- Negotiation: Skillfully negotiate purchase prices, rental rates, and contract terms to achieve the best possible outcome for the client while ensuring fairness and transparency.
Marketing & Viewings
- Property Marketing: Develop and implement effective marketing strategies, including listing properties on the agency website, property portals, social media, and preparing promotional materials.
- Property Viewings: Organise and conduct professional property viewings and open houses, providing comprehensive details and answering all client questions.
- Due Diligence: Conduct preliminary investigations into the property's physical condition, legal status (e.g., title deeds, mortgages, encumbrances), and zoning regulations as required by Cypriot law.
Legal & Compliance (Crucial in Cyprus)
- Regulatory Adherence: Ensure all professional activities comply strictly with the Real Estate Agents Law (Ν. 71(Ι)/2010) and all subsequent amendments.
- Disclosure: Fulfill the legal obligation to inform prospective buyers of all relevant information regarding the property, including its physical condition, charges, restrictions, and legal burdens.
- Documentation: Coordinate and manage all necessary paperwork, including liaising with lawyers, Notaries, and Land Registry officials to ensure correct preparation and submission of documents (e.g., transfer forms, tax certifications).
- Anti-Money Laundering (AML): Adhere to all required AML procedures by maintaining accurate records of all money and property transactions.
Business Development & Administration
- Lead Generation: Actively generate and follow up on leads through networking, referrals, and strategic outreach to build and maintain a robust client database.
- Market Analysis: Continuously monitor and analyse local and regional property market trends, competitive pricing, and regulatory changes to provide accurate advice.
- Reporting: Prepare and maintain detailed reports on sales activity, market conditions, and client progress.
- Continuous Professional Development: Participate in ongoing training to stay current on all Cypriot real estate law, market changes, and professional ethics.
Required Qualifications and Skills
- Licensing: Must possess a valid Real Estate Agents License registered with the Cyprus Real Estate Agents Registration Council (or willingness to obtain one).
- Education: High School Diploma/Certificate is mandatory; a University degree or diploma in a relevant field (e.g., Law, Finance, Business) is highly desirable.
- Experience: Proven success (minimum 2 years preferred) in real estate sales or a highly competitive B2C sales environment.
- Language Skills: Fluency in Greek and English is typically essential, both written and verbal. Proficiency in a third language (e.g., Russian, Chinese, Arabic) is a strong advantage given the international nature of the Cypriot market.
- Legal Knowledge: Basic understanding of Cypriot property law, conveyancing, and the Land Registry process.
- Technical Proficiency: Competence in using CRM software, MLS systems, MS Office Suite, and property listing platforms.
- Other:
- Clean Criminal Record (a legal requirement for licensing).
- Valid Driving License and possession of an own reliable vehicle.
- EU Citizenship or a valid work permit for the Republic of Cyprus.
