Job Summary:
The Facility HVAC Technician is responsible for the installation, maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning (HVAC) systems within commercial, institutional, or government facilities. This role ensures optimal climate control, energy efficiency, and occupant comfort while maintaining compliance with safety standards and regulatory requirements. The technician provides preventive maintenance, performs system diagnostics, and keeps accurate records of service and repairs.

Key Responsibilities:

  • Inspect, maintain, and repair HVAC systems, including heating units, air conditioning units, ventilation systems, ductwork, and controls.

  • Diagnose system malfunctions using testing equipment, manuals, and technical resources.

  • Perform preventive maintenance, including cleaning, lubricating, and replacing filters, belts, and other components to ensure efficient system operation.

  • Install, calibrate, and replace HVAC components, including thermostats, motors, compressors, and sensors.

  • Maintain detailed service records, work orders, and compliance documentation for all maintenance and repair activities.

  • Monitor HVAC system performance, adjusting settings and controls to optimize energy efficiency and climate comfort.

  • Respond promptly to emergency repair requests to minimize downtime and disruption to facility operations.

  • Ensure all HVAC work complies with local, state, and federal codes, as well as OSHA and other safety regulations.

  • Collaborate with facility management, contractors, and maintenance staff to coordinate HVAC projects and upgrades.

  • Stay current with technological advances, industry standards, and best practices in HVAC systems and equipment.

  • Assist in the training of junior technicians or staff on HVAC maintenance and safety procedures as needed.

Qualifications:

  • HVAC certification or relevant technical training required.

  • Proven experience with commercial or institutional HVAC systems.

  • Strong knowledge of HVAC safety standards, codes, and regulations.

  • Ability to troubleshoot, repair, and maintain complex HVAC systems efficiently.

  • Proficiency with HVAC tools, diagnostic instruments, and electronic control systems.

  • Attention to detail, strong organizational skills, and the ability to maintain accurate records.

  • Physical capability to perform hands-on work, including lifting, climbing, and working in confined spaces.

  • Ability to work independently and collaboratively within a maintenance team.

  • Effective communication skills for interacting with facility staff, management, and contractors.
