About the Role

Our client, a leading real estate and property management firm in Toronto, is seeking an experienced Residential Property Manager to oversee a multifamily residential portfolio. The successful candidate will be responsible for ensuring smooth day-to-day operations, driving occupancy, managing budgets, and maintaining strong tenant relationships.

Key Responsibilities

  • Oversee the daily operations of a multifamily residential property portfolio.

  • Ensure buildings are maintained to a high standard, including coordinating maintenance, repairs, and vendor contracts.

  • Lead and mentor on-site staff, including leasing agents, administrators, and maintenance teams.

  • Develop and manage annual operating budgets, including rent collection, expense control, and financial reporting.

  • Maximize occupancy and retention through proactive tenant engagement and effective leasing strategies.

  • Ensure compliance with the Residential Tenancies Act (RTA), building codes, and health & safety regulations.

  • Prepare and deliver regular reports on property performance to ownership/leadership.

  • Resolve tenant issues and disputes in a professional and timely manner.

  • Implement property improvement initiatives to enhance tenant satisfaction and asset value.

Qualifications

  • 5+ years of experience managing multifamily residential properties, preferably in Toronto or the GTA.

  • Strong knowledge of the Residential Tenancies Act (RTA) and Ontario housing regulations.

  • Proven ability to manage operating budgets and interpret financial reports.

  • Excellent leadership, organizational, and communication skills.

  • Experience handling tenant relations and resolving conflicts effectively.

  • Proficiency with property management software (e.g., Yardi, MRI, or similar).

  • Postsecondary education in Real Estate, Business Administration, or a related field (preferred).
