Location: Phnom Penh, Cambodia

Salary: $6,500-$7,000 + Commission on all Land and Real Estate sales. 

Purpose Statement

The fundraising and capital formation professional at VP level or above is to drive the our client's growth by securing capital for their portfolio of high-value real estate development projects in Cambodia. 

This role involves identifying, targeting, and building relationships with a global network of investors, including institutions, family offices, and high-net-worth individuals, and leading them through the entire investment process from initial contact to final commitment.

Key Responsibilities

  • Fundraising Strategy & Execution: Develop and execute a comprehensive fundraising strategy to meet and exceed capital-raising targets for current and future real estate funds and projects.
  • Investor Prospecting & Pipeline Management: Proactively identify and qualify potential investors (Limited Partners), including institutional investors, pension funds, endowments, family offices, and high-net-worth individuals. Maintain and manage the investor pipeline using CRM software.
  • Relationship Management: Build and nurture strong, long-term relationships with both prospective and existing investors, serving as a trusted point of contact and ensuring a high level of investor satisfaction.
  • Marketing & Pitching: Create and refine marketing collateral, including pitch decks, private placement memorandums (PPMs), due diligence questionnaires (DDQs), and financial models. Lead investor presentations and articulate the firm's investment strategy and the compelling value proposition of Cambodian real estate.
  • Due Diligence & Closing: Manage the investor due diligence process, responding to inquiries and providing necessary documentation. Work closely with legal and finance teams to facilitate the successful closing of investor commitments.
  • Market Intelligence: Stay abreast of macroeconomic trends, real estate market conditions, and the competitive landscape to effectively position the firm's offerings. Provide feedback from investors to senior management to help shape future investment products.
  • Reporting & Communication: Prepare regular reports on fundraising activities, pipeline status, and market feedback for senior leadership.

Skills & Qualifications

  • Experience Background:

    • A minimum of [e.g., 5-7 years] of experience in a capital raising, investor relations, or business development role within the financial sector.
    • Preferred A background in Investment Banking is highly preferred, particularly from departments such as Equity Capital Markets (ECM), Debt Capital Markets (DCM), or an industry coverage group with exposure to institutional clients.
    • Alternatively, direct experience in a fundraising role for a private equity, real estate, or alternative investment fund is essential. The candidate must have a clear, demonstrable track record of securing capital commitments from Limited Partners (LPs).
  • Investor Network: A pre-existing and active network of relationships with institutional investors, family offices, and/or high-net-worth individuals is a significant asset.
  • Technical Skills:

    • Strong financial acumen with an ability to understand and communicate complex real estate investment structures and financial models.
    • Exceptional presentation and communication skills (both written and verbal), with the ability to create and deliver compelling narratives.
    • Proficiency in CRM software, MS PowerPoint, and Excel.
